No more 10 pct Bumi discount on certain property types, says Selangor government

KUALA LUMPUR: The 10 per cent Bumiputera discount on properties will no longer be available for certain types of properties in Selangor.
This was the decision made by the Pakatan-led Selangor government, which stated that the discounts would no longer be applicable for the purchase of serviced apartments, Soho (small office home office) and Sovo (small office versatile office) in the state.
According to a report in Chinese daily Nanyang Siang Pau today, Selangor Investment Committee chairman for Industry and Commerce, Small and Medium Enterprises and Transportation Teng Chang Kim said the measures are part of the state government’s implementation of new guidelines for housing development.
The daily said the guidelines would come into effect on Sept 1. Teng was quoted as saying that the Selangor government would from now on determine the prices of the three types of properties.
He however said the 30 per cent Bumiputera equity condition for property ownership would be kept. Teng said that under the state's affordable housing guidelines, a serviced apartment can be priced a maximum of RM270,000.
As for Soho and Sovo types, these can be sold for a maximum of RM230,000 a unit. "The ownership of these properties is open to all, regardless of their race,” he was quoted as saying.
Teng added that applicants' household income requirements have also been revised to RM15,000 a month. It was previously RM8,000 a month. He said priority would be given to those with household income of less than RM10,000. More details, said Teng, would be announced on Sept 1.

Lepas beberapa tahun, nak jual tiba2 agen beritahu cuma boleh jual kepada bumi sahaja.
Iolls pelik tapi malas nak naik turun pejabat tanah Sepang.
Tak jadi jual. Kiranya bila dah tak ada diskaun bumi, mudah la nak buat transfer ya?

Agen cerita pasal few % kouta apa ntah.
Lot bumi tak laku, lot non-bumi yg dibeli bumi di convert etc.
Iolls malas nak fahamkan, terus tak jadi jual.
Amik sewa bulan2 aje dah la.

Bukan langsung takleh jual kepada non bumi, tapi banyak prosedur..
Bangkem pon baru awal tahun ni jual rumah bangkem kat cina.. ada caranya.. |

Tanya apa?
Masa tu I fikir dah beli dgn non-bumi, status mestilah kekal non-bumi.
Bila nak jual, agen check kemudian update bagi tau dah tukar status bumi.
Itulah bahana sendiri malas nak ambil tahu kan.
1st experience masa tu..

Diskaun banyak2 pun mcmla malays mampu beli sangat pun...
Pastu meroyan kt fb babikan org kaya yg bijak beli rumah bg dorang sewa.. pfftt |

Buyer tu sendiri buatkan.. market value rumah 460k, bangkem jual 340k je.. sebab bangkem beli dulu pon 200k je..
Tapi bangkem dan buyer buat pembelian tertangguh.. nama belum tukar lagi, rumah masih nama bangkem.. tapi buyer dah bagi cash bangkem untuk keuntungan sebangak rm80k lebih.. sambil2 tu, buyer akan apply consent kat pejabat tanah.. lepas 7 tahun kelak, buyer wajib buat full settlement loan rumah tak kesah sama ada nama dah bertukar atau tak..
Semua ni kena melalui lawyer.. tapi biasanya 2-3 kali apply consent, pejabat tanah akan luluskan.. bangkem dulu beli pon subsale, dari non bumi gak.. |
