rasanya bukan tukar nama tu anis.. nak lepaskan gadaian bank tu rasanya.. nama pemilik awal2 lagi memang dah kena tukar kepada nama anis (dr developer or previous house owner).. nak lepaskan gadaian ni cepat jek sebenarnya.. mula2 borang lepas gadaian tu kena stampkan dulu.. dr masa u submit to land office, dlm masa 1 bulan geran dah boleh dikeluarkan oleh land office.. tgk land office mana gak la.. kalau shah alam now ni lebih kurang sebulan..

law firm ni kalau yg u all tak kenal and tak tau background diaorg, memang kira nasib2 lah.. kalo dpt yg ok tu ok jer.. masalah timbul kalo dpt yg tak ok la..

masa I buat my housing loan dulu, I insist the bank to use my choice of law firm (the owner tu I dah kenal), nasib baik the firm tu memang panel bank.. diaorg buat keja (documentation) memang cepat, takde delay.. and I dont mind assisting them like hantar terus dokumen ke ofis developer etc..

yg prob to me masa tu, the loan officer kat bank tu.. mcm siput lembabnya.. nak amend letter of offer pun ambik berminggu2.. sudahnya I kena jugak bayar late payment RM2K lebih to the developer.. serik kena dgn pompuan tu.. lepas tu I cakap dgn org yg I kenal, kalau nak ambik loan, jgn jumpa pompuan lembab tu.. I refer diaorg kat officer lain..

acknowledgement receipt tu nak ambil dari siapa? kalau dari lawyer sengal tuh, sahih2 dia tak kasik punya. sengal la katakan...

aku dah buat complaint dekat manager bank cawangan, dan juga HQ..tapi nampaknye macam tak de respond jek...aku rasa diaorg nih, kalau ramai org complaint baru dia take action kut...kalau setakat aku sorang jek yang complaint, mesti doarg buat bodoh jek..

my case...bukan law firm yg lambat tpi perbendaharaan yg lambat...
s&p dah lama settle and stamping..
ni dah berbulan nunggu gomen ni...just nak kuorkan redemption sum to the bank
I beli ngan individual with title...tanah tu previously charged with the bank...
borang gadaian dah disign and dihantar untuk cop mohor tapi lamanya....
tension tul....

garlic lawyer s&p dgn loan sama, azam baba & co., bagus depa ni, cpt buat keje
xlokek info, siap terangkn klausa mana yg buleh guna if developer wat hal.

skang nih, kiteorg dah hantar surat warning ke lawyer firm nih...then cc kan kepada bank, BAR Council dan pihak pemaju....ini pun get through lawyer firm lain...kalau send sendiri jek, mesti dia koyak jek surat tuh sambil ketawa terbahak-bahak..maklum la, siapalah kite nih kan....mintak-mintak la, diaorg take action sikit pasal bende-bende nih...

aku pun tgh mengalami masalah lawyer sengal nie...

tp bukan lawyer yg aku assign buat hal..yg owner nye lawyer yg bodoh+lembab+sengal... lawyer aku mcm bagus je so far..segala dia buat dia update n sbrg surat dihantar akan difax kan jgk ke aku...lawyer owner tu selalu lengah2 kan masa kunun2 bz....owner tu plk baik2 je..lawyer dia terlebih sengal.........

Kalau lawyer lembab n sengal pun leh buat aduan ke? apa majlis peguam tu leh buat??

1.
Three (3) sets of typewritten Letter of Complaint with detailed facts and relevant supporting documents addressed to:
Tiga (3) set surat aduan bertaip dengan fakta-fakta aduan terperinci dan salinan dokumen-dokumen untuk menyokong aduan tuan/puan yang dialamatkan kepada:

Advocates & Solicitors Disciplinary Board

50050 Kuala Lumpur

1.1
Contents of the Letter of Complaint (Please refer to sample/form to lodge a complaint as attached).
Isi Kandungan didalam surat aduan (Sila rujuk pada contoh/borang untuk membuat aduan sepertimana dilampirkan).
2.
A Statutory Declaration or an Affidavit in support of the said complaint (sample attached).
Note: the date of letter of complaint referred to in the Statutory Declaration, must be the same date as in the letter of complaint.
Surat Akuan atau Afidavit sokongan kepada aduan tuan/puan (contoh disertakan).
Nota: Tarikh surat aduan yang dinyatakan dalam Akuan Berkanun hendaklah sama dengan tarikh surat aduan.

3.
Copy of Complainant's identity card.
Salinan kad pengenalan Pengadu.
4.
Fee for processing in the sum of RM100.00 (non refundable) - By cash or if payment by way of a cheque/postal order must be made payable to BAR COUNCIL-DISCIPLINE FUND
Bayaran untuk pemprosesan berjumlah RM100.00 (tidak dikembalikan) - secara tunai atau jika bayaran melalui Cek/Kiriman Wang, ia hendaklah dibayar atas nama BAR COUNCIL-DISCIPLINE FUND
