Where separate document of title to the said lot has been issued and the vendor has executed and delivered to the purchaser or the purchaser's solicitors a valid and registrable memorandum of transfer of the said property in favor of the purchaser together with the original issue document of title to the said lot, to be paid direct to the vendor
Sesape boleh explain kat saye regarding "VALID AND REGISTRABLE" tu.. adakah MOT tu perlu di endorse? kalau perlu registrable tu tak boleh diguna pakai kat situ.. mesti ganti dengan REGISTERED. sebab bila sebut valid and registrable tu kira document itu valid utk proceed for registration.
Masalahnye bank tak nak releasekan 2.5% ni.. ade sesape pernah facing this type of problem? Ni dari affin bank! galat betul aku ngan bank ni. |

The Vendors shall upon execution of this Agreement execute or cause to be executed a valid and registrable memorandum of Transfer in respect of the said Property in favour of the Purchaser and/or his nominee and shall deposit the same together with the relevant stamp proforma with the Purchaser's Solicitors subject to the Purchaser's Solicitors' undertaking to submit as soon as practicable the same to the Stamp Office for the purpose of adjudication of the ad valorem stamp duty payable thereon and not or any other purpose.
itu aku tak leh lawan. but above quote tu.. hmmmm.. dia tak leh simply define ikut pemahaman dia. kene mintak advice dari legal betul? |

yep.. tapi bace betul2.. ye tang "valid & registrable" kalau kene endorse kau kene ckp.. "registered" tu baru kate kene endorse.. sbb kalau gune ayat tu ade maksud tersirat dia kene specify la ape maksud valid tu or registrable tu.. tak boleh simply2 define maksud sendiri.. if define maksud sendiri kami pun leh define.. datz d problem.. aku tgh pening skang ni.. takkan nak hadap interest dari developer ari2.. kalau anta gi endorse pun it takes around 6month.. so can u see d logic here? developer just bagi mase 1month kalau tak interest jalan.. |

valid tu maksudnya kalo ada hitam putih..means..piece of paper tu pun dah kira black and white..registrable maksudnya mcm disahkan...kira endorse lah...
kalo nak kesahihan lagi, kene tanya lawyer developer tu lah.... |

kalau disahkan.. tak leh pakai registerable.. sbb kalau ikut kamus law tu.. dia "capable to be registered". sebab valid kat situ tak boleh duduk as one word aje.. dia kan disambungkan.. valid and registerable.. valid means saye dah sign developer da sign.. tu aje.. utk stamp duty tu utk verify the value of the house aje.. da ckp ngan lawyer developer drg kata tak maksud dia bukan kene endorse.. tapi bank tak nak terima.. how? boleh pulak cam tu.. bcoz other bank takde problem with this thing. |

Stamping kat Hasil Dalam Negeri, Registered by Land Office and witness by lawyer |

kalau gitu saye surrender.. kalau tade.. saye lawan. tu bahye main define maksud.. contohnye la simple..
kita ada form..
maksud valid itu.. when we fill in.. n sign.. after that that form is capable to be registered (registerable)
so... ah.. da pening da.. seb baik sempat cari duit.. so pas ni settlekan semua kasi lempang laju2 itu muka banker.. |
