salam...

ni pertanyaan khusus utk org pd ... betul ke ada org kata tapak apartment mayang sari kat pd tu tapak kubur lama n tempat tu angker?
kalau ada tlng la cite sket kat sini...bkn apa aku ni tgh mcm berhajat nak beli apartment kat situ....so nak la gak tau ok ke x ok tpt tu...

tak reti nak explain la...apartment ni kira baru kot...dia nya konsep bali style ...kalau dr pekan pd..kat belah kanan lepas dr corus tu ....kat selekoh gak la...tp lawa la pemandangan nya...

depan simpang nak g taman pd utama tu ke...? kalu nak beli umah kat pd...baik beli umah
yg ader tanah....raser2 umah murah lagi.....kalu aku...aku nak sgt beli kat sban 2.....
satu lagi yg kat highway pd tu....luper pulak namer nyer aper....kat area nak masuk
highway pd sebelum sampai pekan lukut kalu dari mambau.....

i tahu mayang sari dekat dpn pd utama..i org pee dee...so hari2 lalu myg sari pegi kerja..
tempat tu x tahu kkubur lama..cuma tahu masa buat mayang sari ambil masa 7 thn nk buat..
pasal tempt angker i tahu kat ner..tp bukan dkt mayang sari..
nk tahu detail pm

bkn nya nak beli buat duduk btl2....umah ada tanah ada dah ni nak cari yg btl2 ngadap laut...tpt berehat2..

Apartment Mayang Sari tu dulu ada government rest house. Before rest house tu, kuarters kerajaan.. tepi pantai betul-lah.. masa kuarters tu, kat tepi pagar entrance ada la sikit2 kubur lama.. tapi sikit sangat lah.. bila nak demolish dan buat rest house tu, kubur2 lama tu dipindah ke tempat lain.. ke mana aku tak ingat dah.. masa tu aku kecik sangat lagi..

Then tahun 1996 dorang demolish rest house tu nak buat service apartment, kalau tak silap. Tapi datang recession, project terbengkalai.. so buyers semua kira macam rugi besar la kan... but recently developer yang take over that project nak buat Mayang Sari apartment kat situ, so buyers yang 10 tahun dulu tu akan dioffer satu unit tiap buyer, dan guna unit tu macam time sharing.

Pasal angker ke tak tu.. biasa la mana2 area tepi laut, tempat lama... kannn.. but to me. Nothing lah. Tak seteruk resort lain .. kot.

mmg pun mayang sari tu buat mcm tu ... konsep dia joint ownership scheme tp bukan la system time sharing coz dia x float...ada mggu yg ditetapkan....kira satu unit tu kongsi 26-52 org

Bukan joint ownership scheme.. per buyer dia bagi satu unit. Dalam satu tahun dia bagi 7 hari ke 14 hari camtu and buyer can use that allocation to spend at any Mayang Sari apartment. But if the buyer wants to spend in PD, dia akan duduk kat unit yang dibagi tu lah. Kena bayar maintenance fee (tak ingat berapa).. can't remember the exact term for this concept tapi developer akan bagi ROI based on rental by tenants..

Kalau nak ikutkan sejarah tapak mayangsari, ada lah seperti yang duquesne terangkan. Dan saya rasa tapak kubur lama tu bukan nya tempat bagunan sekarang di dirikan, tetapi belah depan sikit ia itu dekat laluan masuk.
kubur lama tu di gali dan tulang2 nya di ambil pada waktu malam kerana tulang2 senang di cari bila kena pantulan bulan. Tak tau kemana di pindahkan. Team yang membuat kerja ni ada lah dari Makam Sheikh haji Ahmad Said Seremban.

duquesne , it is a joint ownership scheme ..i dah g dah pun... dlm satu thn di beri 8 hari ....tp bukan konsep time sharing la...dia ada fix kan mggu2 utk kita stay...maintainance fee RM250 onwards depends on jenis apartment yg kita ambik....once kita nyer payment settle...akan dpt geran tp geran tu atas nama ramai2 la...tp yg ni takde ROI ...yg ada ROI tu usually kalau skim sewa beli....joint ownership scheme ni...sbg cth unit apartment 2 bilik harganya cuma RM13,888 tak perlu wat pinjaman bank ke apa....leh terus apply n lulus....

tp kalau skim sewa beli, kita beli dgn harga jualan cth RM180,000 beli melalui pinjaman bank ke apa la...then br kita wat agreement dgn resort brp hari kita leh dpt dlm sethn n brp lak ROI nya....

itu based apa yg aku faham on kedua-dua konsep ni la...which actually kalau ada byk duit tu elok la beli guna skim sewa beli ni cuma proses nya mcm beli rumah yg biasa ...tp kalau duit tu ada tp x byk n nak sesaje je boleh la joint yg joint ownership scheme ni...cuma risiko nya seunit apartment berkongsi milik dgn berpuluh org yg lain

hmm rasanya memang springhill lah tu..kalau kat tepi highway PD tu.....

ilah nagn org umah dah banyak kali tidur kat mayang sari..walaupun kekadang ada ternampak entiti kat luar verandah ..tapi alhamdullilah masih leh dikawal lagilah .........tetapi kat mayang sari...memnag best tempat penginapannya.

dulu beli mayang sari.... then terbengkalai. Then another developer take over n beri pilihan, nak duit balik or buy with special price. I opted to let it go sebab tak larat tengok block yg dah siap tu dah ada yang berlumut2....

few years ago ada jugak datang tgk bila dah siap bagai.... berlumut la pulak pool dia.

Tapi my girl pergi situ last year, dia kata nice... tak tau la.
