Bila jadi begini... blh tension dibuatnya..
Apa boleh buat bagi perkara sama tak berlaku lg ek..

Contoh2:
1. Si dia lupa hari2 or tarikh2 yg penting bg kita.. padahal dh hint sehari sebelum tiba hari tersebut..
2. Kawan yg yg selalu lambat tiba bila ada temujanji.. padahal dia yg beriya2 nak jumpa kita..
3. Penyewa rumah yg tiap kali buat2 lupa nak byr duit sewa smpi tahap rasa terhegeh2 kita ni dok msg n call dia..
4. Students yg tak siap homework yg diberikan padahal simple ja tugasan yg diberikan...

And....  the list goes on and on...

1. Train diri untuk tidak nilai pasangan melalui sentimental value pada tarikh2 tertentu. Yang penting the way he treats you on daily basis
2. Lepas ni tunggu dia kol "i dah sampai, u kat mana?", then only uols menapak gi tempat nak jumpa tu
3. Bagi warning kat dia or else cari tenant baru
4. Denda heols dengan cara berdiri kat papan hitam & jawap semua soalan kat papan hitam tu sepanjang kelas berlangsung..nak buktikan beliau dah cukup pandai sampai tak perlu buat homework kan...

kalau tenant problem senang je

tengok tenancy aggrement

langgar je terus kena kan denda

akak punya tenant tahu aggrement

lambat bayar akak denda RM 50

style yahudi

akak rolling dulu nanti nak keluar rumah akak refund

sebab tu siapa sewa rumah akak , akak minta no.akaun bank

owner lain tak minta. akak minta detail semua

Actually, no. 1, 2 n  lebih2 no. 4 tu, they are not really bother me.. masa tu ja yg sy mcm naik angin, then i will be okay..

Yg no. 3 tu la agak disturbing.. hmm, actually sy ingat nak buka thread psl benda ni.. tapi sini pon blh la.

Still, tqvm ya...

Mmg tak ada problem.. actually, sy tak pernah buat agreement ke apa. Based on trust basis... alhamdullilah, bayaran semua okay ja..

This year dpt tenant baru.. my mistake to assume semua org ni baik2 ja.. so, mmg takda wat agreement utk penyewa baru ni especially she is ibu tinggal beranak 4.. jadi bg ja la dia sewa umah sbb nak tlg smpi bg dia masuk umah byr deposit 1bln sewa n api air which only cost her 1K.. tp lama2 sket2 dah terbuka perangai dia.. hmm, malas plak nak buka citer org ni..

atau amik deposit bpe bulan ntah,mcam pakcik aq

lau lmbat bayar,deposit tu burn.......kire deposit tu mcam guarantee

bile deposit start burn,.pakcik aq da mule slow2 protokol nk menghalau,dan start cari penyewa laen

u tak ambil deposit?

u sakit..

serius..

kalau tenant u tak boleh bayar deposit maksudnya dia akan gagal bayar monthly rent

tenancy aggrement wajib di buat

sis jarang ambil family sewa kecuali mereka willing nak tunjuk payslip

payslip menunjukkan tahap kemampuan tenant nak bayar sewa

kalau  gaji RM 1400 nak sewa RM 800 sure sis reject

kita bayar loan rumah bersengkang mata cari duit sedap2 je orang duk sewa tak bayar sewa rumah

cara terbaik cmni minta sign tenancy aggrement

terangkan sampai faham

lepas dah faham

sign aggrement

kalau tak nak?

minta keluar cara elok

bagi sedikit duit poket atau tanggung kos dia pindah..

biar rugi berapa ratus daripada rugi dapat tenant neraka

Bantu buyer beli rumah minimum tempoh 6 bulan bagi kaka repair pay slip

Bantu orang muflis jual rumah daripada kena lelong- cash buyer kaka ada asal kena harga

Nomok satu...xpayah hint.ckp direct jah.xpayah bazirkan ayaq mata dkt benda yg xperlu
Nomok dua...lps ni ko bagi dia plak tunggu ko dlm 10 menet mcm tu..pastu buat2 x perasan dan mintak maap.sure berapi je..kikiki..aku penah buat kat sorang ni dan dia emo.lps tu dia x lambat dah.
Nomok 3..kau ckp kat dia kalau lmbt bayar sewa dia kena byq dua bulan siap2...xpon ko halau jah
Nomok 4...ko potong 30 percen dr markah utk lewat hntr walau sehari.aku dh pernah buat dan majority student anta awal..kikiki
