yep.... kadang2 tu, too good to be true...

kalo lagik best, pegi rumah bawah, pegi rumah atas...

tanya house owners tu dua pass history... ada leakage ke, chockage ke ...



matz, yang suicide tu suicide apa ah?  



sebab tu nak pindah rumah 2nd hand, kena ada cam peraturan...

basuh rumah ngan bersih...

bawak masuk quran dulu, sembahyang, ngaji

baru pindah...


ni aku dengar la orang cakap...

Kat sini regulation ketat sedikit, ko tak boleh jual properties jika ko takde properties lain. Misalan ko cuma ada satu rumah ajer, ko tak dibenarkan jual, except ko ada rumah lain, begitu jugak dengan tanah.

korang singaporean umah ratus ribu sing dollar...takut siot....umah aku baru RM42k convert Sing dollar baru berapa sen....anyway mak cik aku pun dah jual rumah dia kat Woodland St 13 alah rumah 3 bilik jer betul-betul depan causeway point 100k++ sekrg dah jatuh harga dia....duit jual rumah tu tak dapat semuakan nanti bila dah 55 years dapat lagi sikit lambat nyer aku nak kecek sikit....anyway dia jual rumah S'pore beli kat Johor dapat rumah 2 tingkat yang besar gabak......

mk boleh describe your home....rumah matz biasa aja lah,rumah flat 3 bilik.renovate tak sampai $5k  ..........matz ada kawan renovate rumah
sampai $100k.flooring whole house marble,kitchen cabinet around $10k..
....banyak duit dia.

Nak tanya sket kat Matz or sesapa yang tahu :-

1)   Kalau kita nak beli rumah resale kan, berapa % kita kena bayar agen?
2)   Selain % yang kita kena bayar agen,  ada apa-apa lagi tak hidden cost yang kita kena bayar  -  mana tau kita kena bayar duit kat HDB gak ke... or etc.etc.

or ...  bleh cite kan sket tak macam mana cara pembelian rumah resale ni...

ada agent yang accept 0.5 %...including newpapers advertisement

stamp duty tak salah 3% .......i think that about all.


p/s make sure kalau jual rumah,itu cheque is payable to you only.
take note for your own good.

dulu my friend take 0.5 % aja...kalau tak kenal may be 1% -1.5%
i sold mine 4 years back,may be dah banyak changes....i thot kat sini ada
somebody's uncle yang work as an agent...

make sure you agree on the commission before you proceed.sekali dah jual rumah...agent ask for 2% instead of 1%

i met someone,he bought a 4 room flat for $320k ,now price is around $220.he's already on Q to buy a second flat direct from hdb....the levy is around $70k.if he proceed he would have lost $170k .....perit ye....he told me,he's staying put in his house....the paper loss frighten him already

Matz, sekarang lain. Yan Chic tau jua 2% beli 1%. So if you using the same agent to sell your house and help you buy another house, all in all you have to pay 3% commission....:ah:

Sut, memang 2% tu is solely diorang punya commission. Stamp duty is a different story altogether....

You baru berrumahtangga ek SC? Your family pat mana? Macam Chic semua family and frends pat east. Memang lah masa mula2 kahwin dulu, lagi jauh lagi bagus, konon2 nak privacy. The other thing also sebab mula2 berkahwin tu kan simpanan CPF belum berapa banyak so beli lah rumah pat West sebab murah sikit. Tapi sekarang terasa jugak jauh nya, rindu dengan keluarga lain, dengan kenkawan lain. Itulah sekarang nak balik sana...
