kalau btl2 mati tak pa ini dah terang2 laki dia hidup lagi...

tu la alex....ada segelintir org singapore ni...dorang beli rumah flat, sebenarnya dorang nak buat duit...lepas 5 tahun duduk, dorang nak jual balik...
masa beli dari HDB, dorang bayar about 150 K....lepas 5 tahun, dorang nak jual lebih banyak dari tu...

org2 mcm ni la yg manipulate pasaran hartanah awam...menyusahkan org2 yg betul2 nak beli pasal perlukan tempat tinggal..

kalau sebelum 7 tahun tu...still ada proses lain yg your fren tu boleh buat....refer pada HDB and MCD

tapi kalau dah 7 tahun, tak timbul2 jugak...like i said, dia boleh mintak surat mati jer....
misalnya kalau dia timbul, dia tak boleh dakwa dakwi lagi...


a few cases yg i came across...bila dia tau yg bini dia nak mintak istihar yg dia dah mati(hilang)...tup2 dia timbul balik...pasal dia tau kalau bini dia dapat tu surat, semua duit CPF..rumah...dia dah tak boleh tuntut lagi....

org mati...kalau dia balik hidup pun....duit jugak yg dia cari..inikan pulak org yg blom mati, tau yg duit dia nak kena amik...

kalau nak bayar one time payment pun boleh alex...just instruct CPF to do so....tapi bayar bulanan itulah yg selalu dibuat oleh penduduk2 yg tinggal 3 atau 4 bilik...

DITUDUH TIPU GUNA HELAH JUAL RUMAH

DIA bukan seorang ejen hartanah, tetapi Safie Jantan dikatakan memainkan peranan tersebut dan didakwa menipu seorang wanita tua bagi jumlah sekitar $58,000.

Safie, 44 tahun, semalam dihadapkan ke mahkamah untuk kesnya didengar sekali lagi kerana menghadapi tiga tuduhan - dua tuduhan menipu dan satu tuduhan pecah amanah.

Dia pertama kali diheret ke Mahkamah Rendah pada 5 April lalu bagi tuduhan tersebut.

Menurut kenyataan pertuduhan, dalam September 2005 Safie memperdaya Cik Saniah Hassan, 60 tahun, yang menetap di flat HDB di Jurong West Street 42.

Mahkamah diberitahu bahawa anak perempuan Cik Saniah dan menantunya ingin membeli flat baru dan mahu membawa Cik Saniah dan abangnya tinggal bersama.

Safie, yang tidak mempunyai pekerjaan tetap, menyarankan supaya Cik Saniah menjual flatnya yang sudah habis dibayar kepada anak lelakinya, Encik Mohd Sahrie Sampoh, 25 tahun, supaya boleh mendapat pulangan wang tunai.

Mempercayainya, Cik Saniah bersetuju tetapi perlu memberi Safie wang tunai $20,000 bagi menokok wang caruman pekerja (CPF) anaknya supaya layak membeli flat itu sedangkan ia tidak benar.

Termakan janji akan dapat wang tunai bagi penjualan flat itu, Cik Saniah sanggup meminjamkan wang $20,000 dan memberikannya kepada Safie sekitar September 2005.

Tuduhan kedua pula melibatkan wang berjumlah $10,000 yang diminta oleh Safie dengan helah yang sama bahawa wang CPF masih tidak mencukupi.

Ia berlaku pada sekitar Oktober 2005.

Sekitar Disember 2005, Safie sekali lagi menggelapkan sekitar $38,000 hasil keuntungan daripada penjualan flat Cik Saniah.

Mahkamah diberitahu tembelangnya pecah apabila dia mengambil wang keuntungan tersebut.

Segala urusan jual beli flat itu diserahkan kepada Safie yang kemudian mendapatkan ejen hartanah untuk menjualnya.

Apabila kesnya didengar semalam, peguamnya, Encik Ismail Hamid, melepaskan diri daripada mewakili Safie kerana sukar untuk bertemu Safie.

Kesnya ditunda apabila Safie meminta diberi masa untuk mendapat khidmat peguam lain.

Kesnya akan didengar lagi 27 Ogos ini.

kat cpf tak da nama dia cuma ada nama MIL sorang aja...

camne nk bayar 1 time pyment?

ke - fatz maksudkan - setiap owner kena bayar a total of S$ 600 - $ 1000 ++ ? bulan2 gov dedeuct from CPF $ 50 (example)... & stop until full amount has een collected?

alex ingat - tetiap bulan kena bayar $ 600....    tu yg terkejut badak tu.... kalo camtu - xde sapa yg sanggup nk upgrade.... sanggup turun naik tangga lagi

yer...itu yg fatz maksudkan...setiap owner has to pay a total of about $600 to $1000...
setiap bulan ditolak sikit2 dari tabung CPF mereka...sehingga jumlah 600 ke 1000 tu selesai...

PERUMAHAN

PROGRAM PENINGKATAN RUMAH LEBIH MURAH

LEMBAGA Perumahan dan Pembangunan (HDB) semalam memberi perincian program peningkatan baru - Program Peningkatan Rumah (HIP) - yang akan menggantikan Program Peningkatan Utama (MUP).

Di bawah program baru itu, para pemilik flat akan mengeluarkan belanja yang lebih rendah berbanding di bawah MUP.

Program itu pertama kali diumumkan Perdana Menteri, Encik Lee Hsien Loong, di Rapat Hari Kebangsaan Ahad lalu.

Dengan program baru itu, pemilik akan membayar kira-kira setengah daripada jumlah yang dahulu dikenakan di bawah MUP.

Nisbah perkongsian kos kini dari 5 hingga 12.5 peratus berbanding 10 hingga 25 peratus di bawah MUP sebelum ini.

Perincian itu terkandung dalam satu kenyataan yang dikeluarkan HDB semalam.

HDB menerangkan bahawa HIP terdiri daripada dua bahagian - Peningkatan Pilihan dan Peningkatan Asas.

Di bawah Peningkatan Pilihan, pemilik boleh memilih barangan rumah yang ingin mereka perbaiki, seperti peningkatan tandas dan menggantikan pintu masuk flat.

Mereka boleh memilih untuk tidak menyertai peningkatan tersebut, dan sejajar dengan itu, mengeluarkan bayaran bersama yang berkurangan.

Pemilik tidak mempunyai pilihan sedemikian di bawah MUP.

Sebagai contoh, pemilik flat tiga bilik dan flat eksekutif masing-masing dijangka membayar kira-kira $550 dan $1,375 jika mereka memilih untuk melakukan kerja-kerja pembaikan penuh di bawah Peningkatan Pilihan itu.

Pemilik boleh membayar bahagian kos Peningkatan Pilihan mereka itu secara sepenuhnya menggunakan simpanan Tabung Simpanan Pekerja (CPF) mereka atau wang tunai, atau menggabungkan kedua-duanya.

Mereka juga boleh membayar ansuran bulanan sepanjang lima atau 10 tahun pada kadar faedah konsesi HDB.

Peningkatan Asas pula adalah peningkatan yang dianggap perlu bagi kesihatan awam atau sebab-sebab kesihatan atau teknikal.

Ini termasuk pembaikan konkrit berserpihan (spalling concrete) serta penggantian paip buangan sisa dan pemegang galah.

Pembaikan itu diwajibkan bagi pemilik flat jika HIP mendapat sokongan meluas daripada pemilik flat yang layak dalam sesebuah blok itu.

Bagi Peningkatan Asas, pemerintah akan membiayai sepenuhnya kos pembaikan bagi pemilik warga Singapura.

Flat layak menjalani HIP jika ia dibina dalam 1986 atau sebelumnya dan tidak pernah menjalani MUP.

Secara keseluruhannya, kira-kira 300,000 flat layak bagi menjalani HIP berbanding 100,000 flat sebelum ini bagi MUP.

Enhanced HDB grant to help 4,000 households a year
The revised Housing Grant scheme aims to benefit 4,000 households each year. -
THE recently announced enhanced Additional CPF Housing Grant scheme will help an extra 1,300 lower-income families own their first flats, the HDB said in a press release on Friday.

The current scheme, first introduced in March 2006, now provides an additional housing subsidy of between $5,000 and $20,000 to lower-income families to buy their first flat, be it a new or resale unit.

About 3,300 families have benefited as of July 31 this year.

To provide even more assistance, the enhanced scheme would grant even higher subsidies.

Under it, families who earn up to $4,000 per month can receive subsidies between $5,000 and $30,000.

Previously, only households earning up to $3,000 a month could qualify for a maximum grant of $20,000.

The revised scheme, which will take effect on Friday, aims to benefit 4,000 households each year.

Like the current scheme, HDB says, at least one of the would-be buyers must have worked continuously for at least two years when they apply to buy the flat.

Changes to rules on en bloc sales will protect owners' interest

SINGAPORE : A slew of changes to the rules governing en bloc sales has been proposed to improve transparency and protect owners' interest.

This follows a Law Ministry review of the relevant legislation and consultation with the public and industry players.

The amendments to the Land Titles Strata Act were tabled in Parliament on Monday.

The collective sale of Devonshire Lodge, worth S$37.2 million, is set to go before the Strata Titles Board in the weeks ahead.

Like many other cases, it has not been free from objections. Some owners were unhappy about its valuation and the performance of the marketing agent handling the deal.

Jeffery Lai, Minority Owner, Devonshire Lodge, said: "Actually the whole team is new and they don't know what to do about it, how to go about doing the so-called Collective Sales Agreement, or CSA, and things like that... so it turns out that they've never done the DC charge on the units and I think they are very close to the buyers."

Such complaints will be addressed by the proposed changes to the law.

Sales committees will be required to call for a general meeting to discuss issues like the appointment of a lawyer, property consultant and marketing agent.

The measures also seek to improve transparency in the en bloc sales process by providing regular updates on bids received and how sales proceeds will be divided.

Lawyers say these measures may address some issues, but more can be done.

Philip Fong, Partner, Harry Elias Partnership, said: "There are no regulations as to how much information is actually given to the owners, so they know enough to raise questions.

"So in that sense, what I think would be worthwhile to consider is for the appropriate authority to come up with a code of best practices and if there are deviations from these practices, then they must be justified by the sales committee."

Owners will also be more involved in deciding who sits on the sales committee.

Under the new ruling, it must be formed by elected home owners at a general meeting of the management corporation.

And they have to declare any vested interests related to the deal.

Industry watchers say they favour regulations that help owners better understand the legal implications of en bloc sales.

These include having a lawyer present to clarify doubts when the owner signs the Collective Sales Agreement, and for key terms and clauses to be listed upfront in the legal document.

Owners who change their minds after signing the deal can also do so, but only once and within a 5-day cooling-off period.

The Law Ministry says the proposed amendments aim to provide additional safeguards, without making the en bloc sales process unduly onerous. - CNA/ch

URA plans new landed housing estate in Sembawang

SINGAPORE : The Urban Redevelopment Authority is planning a new landed housing estate in Sembawang.

The 8-hectare site along Sembawang Road and Andrews Avenue will be known as Sembawang Green.

The estate is expected to have a mix of bungalows, semi-detached and terrace houses.

Those who buy the 99-year lease land parcels will be able to design their own homes.

The first phase will yield a total of 57 housing units, consisting of terrace houses, semi-detached houses and a bungalow.

The land parcels will be sold by public auction on October 30th. - CNA/ch
