owhh gitu.. so kalo nak beli umah harga rm200k, we need at least RM15K rite..
tapi, kalo kita dpt 100% loan, dan loyer fee tu developer absorb or calculate skali dlm harga rumah, then takyah kuar duit gitu ek? kerr ada benda lain yang kena bayar gak, i.e duit booking umah? hee soriii.. byk soalan kurang bijak nih

nak beli rumah sendiri kalau rumah baru, tgk developer..ada yg guaman feesnyer dah masuk sekali..kadang2 just bayar rm1000.00 dan kiter pejam mata..semua developer uruskan...yg kena pastikan, pendapatan kita lepas tak nak beli harta tanah tuh (cth IJM utk harta tanah kat shah alam 2)...ada jugak yang kita kena bayar at list 10%...ada yang kasi rebet...senang citer ianya bergantung pada budi bicara developer harta tanah yang kita nak beli tuh...kalau sime darby lain..bergantung sebenarnya..kena tanyalah developer tuh....TAPI utk rumah subsale(rumah second)....kita mesti dlm tangan mesti ada sekurang2nya 10% dari harga rumah tuh (kdg2 bleh nego dgn pemilik asal )dan rm7k , ini mungkin meningkat kalau rumah tuh mahal (utk lawyer rumah dan lawyer bank)....senang citer..nak beli rumah lebih dari rm200k, kena ada dlm rm30k plus plus...dan duit nieh kena dulukan lah...sebb epf hanya akan kuarkan payment setelah kita dapat geran (nama sendiri utk rumah subsale) atau setelah kita sign smp dgn developer(utk rumah bukak balut)....

ni kene pegi kat ofis PNB...isi form PNB & EPF (smua ada kat PNB tu) bukak buku then mane yg patut pstu settle......hb sy dh buat...sy blom lg...sy dok invest dlm public mutual tu pon baru sekali je layak 3 bulan lepas.....dpt le komisen rm20 tuk setiap rm1000....hehehehe! klu join ASD/ASW/ASN sy tak dpt komisen....komisen tu sy top up & gunakan tuk invest kat dana public mututal by cash pulak

    oh..mcm remizati explain kt atas:

a: klu umah 2nd hand 10% down payment (ini tgk your credit rating jgk), 3% lawyer fee, 3% tukar nama, about 1.5% broker..
so...around 17.5%...200K...lebih kurang 35K...tp maybe 1st timer dpt rebat 50% dr pejabat tanah (just utk 3% tukar nama)....
b: rumah br dr well known developer selalunya ada rebat..try cr rumah jenis ni...mcm di gombak...banjaria...more than 200K diberi rebat 15K...so maknanya prepare 7K...sbb lawyer fee all free...

mcm rumah 2nd hand...walaupun mahal down payment and segala payment2 lain...ada jugak yg setting dgn owner, lawyer and sometimes valuer tttg harga rumah so that they can get more loan from bank..and that additional used as down payment...sometimes...there are still balance after down payment made and can be used for house renovation....RM0 from your side...all OPM...

    cthnya gaji hang RM3000...increment 10% a year...so every year additional RM300...

    ctnya inflation or in other words currency devaluation is at 15% (tp press released at 4%)...15% tu aku punya value...hang try kira teh tarik mamak, sayuran, starbuck, ayam, etc...harga naik around that...

    so...difference salary increment over inflation: 10%-15%=-5%...nilah nilai wealth hang every year....negatif...makin susah kot..

    so..klu simpan duit dlm something...saving..bad..sbb return is at 3%?? asb..8%??as long as the return is lower than inflation...were on wrong direction...

    so...apa hang kena buat...do some calculation...apa2 pon hang buat...make sure income hang increase more than inflation...

betul2...dulu ikan kembung just rm2.50 sekilo, skrg, rm10.00 sekilo..pegi pasar kalau takder rm50.00 ke atas mmg dapat lauk yg tak sedaplah nampaknyer....lagipun bykker company yg increment 10%..susah..lagi2 kalau just keje kat kampeni kecik...so pada pendapat ku lah kan..membeli benda yg cam rumah ngan emas...rumah kalau sapa2 yg ada modal besar, kalau emas, sapa2 yg ada modal sederhana besar..yg modal kecik dan ciput..nampaknyer kena letak dlm asb lah nampaknyer.......ekceli aku tak pernah try letak duit dllm unit trust..mungkin kena research dan kumpul certain amount, sbb tak nak kacau tabung emergency keluarga...tabung emergency pun kena ada gak..yerlah skrg nieh kalau ada apa2 berlaku mesti ada duit emergency..aku citerlah kan...ini pasal hidup matilahkan....okies, kat kl nieh kapan jer rm500.00, tanah kubur rm700.00....nak betulkan tanah kat kubur sebelum letak batu nesan rm200.00..batu nesan satu set rm700.00(jenis standard JAWI)..so biler kita takde pun mmg dekat rm2k jugak nak kuar utk selesaikan benda2 yg kifayah nieh...ini semua perlukan duit segera taw...insuran segala dapat lepas nieh...ini belum masuk kenduri arwah segala...itulah bagi akulah, duit simpanan nieh penting, bukan setakat utk yg hidup, tapi untuk yang sudah meninggalkan dunia pun sama...

'klu xde duit nak mati pon ssh....tu blom msuk upah tukg manji jenazah....skrg ni dh ada pakej diamond, gold, silver bagai mcm paker andaman pulak....dunia skrg kan....klu dulu2 juz sedekahkan kain batik ke or cincin emas ke.......mmg kene menabung sejak dari skrg...never too late to start.....

    beli keta ni rugi sebenarnya..aku walaupun mampu aku x nak beli keta lagi...sebab keta ni bukan aset, malahan liabiliti ...biolah aku naik pengangkutan awam asalkan hati senang..banding dengan yang berkereta tp x de simpanan bulanan..siap negative lagi

klu bujg lg xpela xde kete naik public transport je....ni klu dh kwen & ada anak xkan nak naik public transport lg kan.....at least ada moto klu single....senang bergerak. sbb public transport bukan beroperasi 24jam......

senang je....kene isi bbrape borg je....juz tndatangan yg lain2 agen tlg isikan....pstu bg penyata kwsp terkini & salinan ic.....kene cari agen yg berdekatan sbb nak kene cop jari kat borg epf tu......klu nak tau berapa yg layak invest bgtau umor ...sy agen yg main2 je...x buat secara serius...x gi kelas or course sbb xde org jaga anak.....selalu training weekday time opis hour or mlm....dh la opis public mutual tu 20km dr umah.....

public mutual agen tu ramai yg buat secara part time...tak perlu pegi bank.....tak sama dgn public bank yg biasa tu.....or boleh pegi ke pejabat public mututal berdekatan
