eximbank dari tanah besar china dah join venture

so no wonder la kalau lot kat sana memang dah dibeli oleh investor dari china, sama ada dah siap atau tak siap lagi

plot ke lot ke, sama je

plot tanah banyak dibeli oleh investor dari middle east dan ada jugak dari australia

dan dah semestinya lot yang tak siap lagi (perlu mention benda ni) dah dibeli awal2 oleh pelabur dari middle east

yang si arkitek tu terkezut sangat dah kenapa?

dia ingat dah siap baru boleh jual ke?? kahkahkah lawak antarabangla

woiii tergadai woooiiiiiiiiiiiiiiiii!!!!!!

lawak gile.... korang ingat investor sanggup ke labur bilion-bilion dengan harapan kompeni local seperti sani ekspress, kohilal, tadika PASTI, al ikhsan yang beli lot kat sana ke???

hahahahahahaha

sebelum melabur, dorang (pelabur antarabangsa) akan awal2 cari potential buyer atau penyewa dulu siap-siap, especially dari negara mereka

tak la nanti dah siap, kosong takde sambutan

sbb tu sy tanya lot2 yg dah siap tu nanti nak jual bp rm/kp, senang blh tengok mampu ke x mampu, bknnya baru tau harga tanah dah kondem malaysian x mampu, mcm la 1 lot tanah tu nak buat 1 lot v 1 tingkat punya item.

bengap macam ko xyah la cakap pasal ni... ko ingat langsung takde tax selamanya ke.... sakai abadi bengap sejati:

Tax incentives
To help kick-start this initiative, the Government has granted tax
incentives for developers and for financial services players.
To encourage the state-of-the-art development envisaged
for the TRX, a developer who develops buildings in the TRX in
accordance within the requirements of the TRX master plan will
be granted a tax exemption on 70% of the statutory income
from the disposal of a building as well as from the rental of a
building in the TRX. The time frames for these incentives are
restricted as follows:

• For the disposal of a building, the exemption will be given
for a maximum of 5 years up to the year of assessment
2022;
• For the rental of a building, the exemption will be given
for a maximum of 5 years up to the year of assessment
2027.
The developer would need to obtain approval from the
Ministry of Finance before the incentive can be enjoyed.
Once the TRX has been developed, the next and vital stage
is to attract financial services businesses to locate in the TRX.
Incentives, known as the TRX Marquee status incentives, have
been designed to attract companies undertaking the following
qualifying financial services activities to locate in the TRX:
• Retail and/or merchant banking
• Insurance
• Islamic banking
• Takaful operators
• Capital markets services
Such companies would need to first be licensed by
Bank Negara Malaysia or the Securities Commission, as
appropriate.
As with the incentive for developers, it should be noted that
TRX Marquee status is not automatic and the status must
be granted by the Ministry of Finance. Once a company
has been granted the TRX Marquee status, it may claim the
relevant incentives.
The tax incentives comprise the following:
• an industrial building allowance of 10% per annum (for
10 years) on the cost of construction or purchase of a
building in the TRX used for a qualifying financial services
business
• a 150% deduction on the cost of renting a building in the
TRX for a qualifying financial services business
• accelerated capital allowances on prescribed renovation
costs on a building in the TRX used for a qualifying financial
services business
• a deduction for prescribed relocation costs in relation to
setting up or moving a qualifying financial services business
into a building located in the TRX – either from overseas of
from within Malaysia
• stamp duty exemptions on the purchase of a building in
the TRX as well as on the related loan agreements; stamp
duty exemptions on rental agreements for such buildings;
and lastly, stamp duty exemptions on service agreements
entered into by TRX Marquee status companies with
a service provider for the provision of services to the
former.

kemungkinan saiz typical shoplot 1600sqf, 2nd floor ke atas pun sudey

bukannya kat main buildings tauuuu, shoplot cikai2 je yang dalam TRX ni

kalau nak office lot (dalam building), memang tak mampu le

kalau menara warisan, datuk tu memang dah offer aku siap2 lot dekat laluan pejalan kaki dari MRT (kalau suria KLCC, korang boleh compare dengan area rotiboy atau 1901 hotdog

kat situ sesuai la bukak kedai runcit atau kedai makan fastfood

dua-dua tu aku takde kepakaran lagi, tapi insyaAllah aku akan cuba belajar dalam masa terdekat hehe

padahal kalau nak comppare level aku dengan orang sekeliling aku, aku ni tahap kuli2 sahaja

korang bergaul la dengan orang yang dah berjaya weiiii

dorang tak sombong, malah suka borak pasal diri mereka kat kita

makin kita layan, makin dorang suka

tapi bukan bergaul dengan orang yang berjaya dari segi MLM atau HYIP tauuuuu

aku sapot je TRX ni...dari tempat tu jd tpt pembiakan aedes, better laa develop..cuma aku terbayang kalo benda ni dibuat kat Penang, konfom menyalak laaa puak ketuanan kata tanah melayu tergadai etc
