tp mmg kna bli pon kn.... smpi bila nak menyewa / dok kuarters / dok umah family?

dr byr sewa / tolak elaun rumah baik byr utk umah sendiri...

yg mmg dapat umah dr mak ayah / sedara tu, no komen lah...

nak tanya skit eks.... kalau rumah apartmen.. lom dpt CF, developer dah liquidate (rasanya pakai private liquidator kut) n status tanah tak jumpa (tak tau either kat selangor or kat KL sbb mmg sempadan)... then loan dah lulus..... tetiba nak kensel beli n kensel loan (sbb no hope nak dapat consent)... agaknya ada penalty tak yg bank charge kat kita? aiyooo location very good, price pon ok tp administrative matter ler plak yg kantoi.. rugi rugi.. rasanya dah abih dlm 5k dah with all the legal fee semua.. harapnya tuan rumah bg ler refund deposit

oh anis dah start bayar ek..selamat membayorr.. choa baru abes sign SNP... pasni start laa progress payment plak kene mengadap..cuma nk tanya progress payment nie mcm mana ek? katalah developer dah siap stages 1 iaitu 10%.. so bank akan bgtau kita yang progress dah 10% n kene bayar  this certain amount.. so kene byar tiap2 bulan lah ek..sampai stages no 2 plak.then amount lain plak? mcm gitu? atau pon dia bgtau 10% dah siap, kene bayar certain amount, bayr sekali ajek pastu masuk stages 2 plak..bayar certain amount plak? series tak paham... pastu progress payment yang kita bayar nie akan kurang tak kat housing loan kita?

    bayaran kepada bank semasa construction progress tu ikut bank... ade bank yg takyah byr pape, cuma profit (islamik) or interest (conventional) jer jalan, dari baki loan yg dah di disbure to developer...

ade banks plaks dia dah schedule kan sesiap... tahun pertama rm sekian2, tahun kedua bese naik skek.. rm sekian2 pulak...

u kene check dgn bank...

as for me, my bank, dalam offer letter n agreement, stated tahun pertama rm200, tahun kedua rm700. tp masa progress, dapat surat, bulan pertama rm50, bulan kedua smpi bulan ke 12 rm150. bulan ke 13 smpi 24 rm 500++... tp saya memang make a habit byr banyak terus.... so kurang sikit incur total profit banks tuh haa....

loan properties ni general rule of thumb ialah, banyak sebanyak mungkin, seawal mungkin

A`ah Choa, anis dah start bayar bulan ni....
Progress bayaran ni kena tgk kat SnP yang Choa sign...ada dinyatakan setiap baper percent progress pemaju akan tuntut bayaran kat bank...dan bila katakanlah pemaju tuntut 10% kat bank...so katakanlah 11/6/2010 bank dah bayar kat pemaju sebanyak 10%, so choa akan start kena bayar kat bank pada 11/7/2010..kalau choa ambik dgn bank islam dgn fix payment...walau bank islam baru kuarkan 10% payment kat pemaju, choa tetap kena bayar full payment tuk total pinjaman tu...contoh bayaran sebulan 2k...so choa kenalah bayar 2k kat bank walau bank baru bayar 10% jer...kalau ambik konvesional nyer loan...dia berdasarkan baper amount dah kuar..contoh 10%...so choa akan bayar ikut percent yg bank dah kuarkan....bukan full payment utk jumlah loan yg kita apply...mcm anis nyer kes kan...pemaju wat 3 kali tuntutan (sebab rumah dah siap 80% masa anis sign snp)...jadi anis bayar kat bank ikut progress tuntutan...mcm bulan ni bayar 1.5k jer sebab bank bayar cuma 60%...bulan depan akan bayar 1.8k sebab bank dah bayar 100%...mcm tu lah lebih kurangnya...

mmm..dah pahamm...okeh..rasenyer choa nyer mmg ikot developer nyer jadual  sbb ada ternampak kat jadual SNP ke kat loan agreeement aritue.. tp tak paham pong.. nie dah ada penerangan dr anis n naim..so skang dah paham.. tq..

ummi,

selain deposit & bayar the remaining downpayment, byk bende kene sediakan duit..antaranya :-

1. S&P Legal Fees (some developer absorb)
2. Stamp duty for S&P (some developer absorb, like my case they don't)
3. Legal fees for facility agreement (lawyer utk loan)

lepas dah habis ni kene bayar deposit electric, air, indah water etc..then, baru boleh citer renovation ker apa ker...mmg byk habis..

my opinion.. selain downpayment 10% (yg mana bole claim kat EPF) kena ada at least another 10% of the sales price as back up for all items mentioned above.. for landed property, masa amik kunci kena bayar MOT, and kalau rumah yg ada strata title.. bila dah nak tukar nama kena bayar MOT n legal fee lg... rasanya ada certain percentage of the original legal fee.. (both lawyer SNP n loan).. duit duit dimana kau duit huhuhuhu

selain tu kena fikirkan/rizabkan sedikit duit kat poket kot2 kena penalti sebab bank lambat bayar tuntutan yang dibuat oleh pihak pemaju tu...
