masa ambik S & P tu pemaju ckp utk S & P xde caj...hanya utk disb. caj je RM250...sbb ni lawyer pemaju...dia yg byr...skrg ni sy nak tau untuk lawyer fee yg nak proses loan rumah tu...tapi sy guna lawyer yg sama...lawyer panel pemaju tu...tu nak tau anggaran...pemaju ada bgtau nanti kena byr dlm RM2500 untuk proses loan ni...then akan ada lagi skali byrn tak ingat brp dia bgtau aritu...tu yg sy nak tau anggaran brp takut kena tipu ke kan dgn pemaju...sbb sblm ni pun da byk masalah dgn pemaju ni....sbb guna lawyer yg sama.... |

harga umah 218, tolak 10% bumiputera, harga jadi 198k. kakak qt bayar cash. dia dah rasa lega sbb masa mula2 beli, kata lawyer free. tup2, skrg dtg surat lawyer, suruh byr 8k. apa hal lak tu? |

baru je dpt quotation dr lawyer -utk lawyer fee s&p dan utk loan bank...
fees utk s & p rm3504 dan fees utk loan bank lak rm3990....ni pkai lwyer yg sama...so otai2 sekalian, ok x fees ni?opss..lupa nk inform, ni nk beli umah subsales rm156k,mark up price rm165k... |

Agent kata soh sediakan RM8k utk kos lawyer.. Betul ke?

1. rumah freehold atau leasehold?
2. lawyer siapa yang arrange? agent? better cari sendiri.
check dulu ngan agent, selalu dorang dapat komisen dari lawyer juga.
saya beli rumah kurang 300k legal fees tak sampai 5K |

saya terlupa nak tulih, legal fees loan agreement free.
hanya bayar untuk s&p agreement sahaja (mot, stamp duty) tu pon ada 50% diskaun kalau rumah pertama |

tapi masa aku nak bayar, dia kata takpelah u bayar RM 2700 sajelah |

akak ku menyewa sebuah rumah kos rendah/rumah murah ni. setelah 10thn, tuan rumah nak jual rumah tu dgn harga 40K. jd sbb dah lama dok situ n lokasi pun ok, kakak berhajat nak beli.
kakak aku ni keje cikgu kafa jek, gaji bawah 1K kan. bila dia approach aku mintak tolong uruskan, aku pun blurr sbb aku pun blom penah melalui proses membeli rumah. beli tanah penahle, tp tentu tak sama caranya.
aku tak taula sbnrya nak start from where. so mula2 aku suh akak aku pi epf ofis n tanya kelayakan dia suami isteri nak kuar ac II. tgok2 dia boleh kuarkan half the amount.
yg funny tu, aku pun buta2 pi cari bank dulu. yele nak tgok takat mana bank boleh luluskan loan akak aku tu. bila aku tgok dan timbang tara dr segi financing, aku tgok akak aku tak perlu amik full loan dgn bank. half the amount boleh kuar epf. tujuan aku nak ringankan monthly instalment dia. aku pi submit sume dokumen dia kat bank ni. buat loan atas nama suami isteri. alhamdulillah loan lepas (yele apply 20K je). yg kelakar lagi tu, loan lulus dulu baru penilai datang buat valuation. tp tak pelik la kan, sbb loan tu pun separuh harga purchase price je.
next step, aku mintak bank officer tu kawtim dgn panel lawyer dia, buat le skali loan agreement dgn SnP. so semalam akak aku pun pi le sign SnP kat pejabat lawyer. tup2 dia bgtau loyer kata estimatse RM4K nak kena bayar loyers fee.
alamak! aku kata eh mahalnyeeeee.. walhal harga rumah 40K je n amik loan 20K je.
aku blurr gak, apatah lagi akak aku bising2 cakap dia xda duit le nak bayo smp 4K sbb aritu aku bgtau (actually bank officer tu bgtau aku) loyers fee dlm 1K ++ je. waduh, aku pun terkesima.. camno ek..
so pelan2 aku tepon loyer.. btui ke? so depa bgtau depa prepare 2 agreement, loan n SnP.
pehtu loan islamic, so ada 2 benda ni nak kena buat.. tak ingat kebendanye. then rumah tu geran pajakan 99thn, jd kena consent dr pihak berkuasa negeri bla bla.. err mmg involve mcm2 le beli rumah subsale ni kan. loyer kata tu rough estimate je sbbnya depa blom dpt nilaian dr gomen punya penilai (err perluke?) tp kta depa mmg kena penilai kerajaan sbbnya nanti nak stamp duty bagai n tendency ialah penilai kjaan akan nilai tinggi dr market value sbb depa nak caj stamp duty tu lebih (ntah iya ke?).
but roughly aku faham le kenapa charges jd mcm tu. esp bila dah baca postings sini, fahamle rasanya itu caj utk 2 types of agreement. for SnP & Loan agreement kan. akak aku ada mention dia kata kawan dia cakap beli rumah type sama, kena yuran 1K++ jek. so aku jwble mgkn lawyers fee utk loan masul lam agreement kut. then bila cakap2 dgn loyer tadik, dia kata nanti bila dah finalise, dia akan bagi exact figure. right now, roughly dia kata dlm RM3600 for both SnP n Loan agremeent. dia kata maybe bole bagi disc (on other chgs le tu kut) n mgkn akak aku kena bayar dlm RM3K je semua. bila aku inform kakak aku, lega la dia sket.
tp pd korang seme le, rasanya justified tak that amount 3K tu? mcm aku kata tadi, sale price rumah tu RM40K, loan yg apply n lulus tu RM20K. (aku rasa okle bayo fee 3K tu kan). |
