porch ko ni lily sejibik dgn porch umah belakang line umah aku....
Mmg developer tak akan buat adjustment pada kecuraman lantai yg ada...due to spec/bentuk kontur tanah katanya..

Kalau tak dibuat mcm tu...takder jln/cara lain lg utk lantai porch tu...
dan lagi loan gomen tak akan bertggjwb utk stop payment pd developer spt yg ko pikirkan tu koz umah tu siap..bukan terbengkalai...

Alangkan umah yg terbengkalai dekat 10thn pun susah gomen nak stop payment...byk prosedur..
ini kan pulak umah yg dah siap cuma tak MENEPATI KEHENDAK pembeli jer...

dgn ada showhouse,kebanyakan visitors ambik idea utk diaplikasi utk menghias rumah sendiri...

developer tak rugi sebenarnya buat showhouse,in fact developer akan jual showhouse unit tersebut paling akhir sekali...chances are they'll be a buyer who will buy that house....kira macam win-win situation..developer guna showhouse utk attract visitors hence chances to improve sales of properties.Then the buyer who bought the show unit house,kita boleh anggap dah beli rumah yang sudah di 'ID'ed/Interior Designed..and of course the buyer will be saving on ID charges [normally 8% of total cost of ID],and if lucky boleh nego to get the best price dari developer....

sebab tu show house unit biasanya open lot/non-bumi lot,dan dari jenis corner lot....so target market utk jual showhouse unit biasanya utk golongan yang ada bajet lebih dan mungkin berminat dengan konsep ID yg diketengahkan...

Saya suka tengok hal ini sebagai suatu keadaan yang win-win situation....

for those yang beli rumah kat Alam Sari,dari brochure,kat Alam Sari takde konsep Gated & Guarded community...ada yang bagi pandangan,lokasi Alam Sari tersebut agak terceruk & lokasi geng-geng Indon [kemungkinan besar kes-kes pecah rumah akan berlaku sebab new housing area]

so,utk penduduk Alam Sari yang akan masuk nanti,apakah langkah-langkah pencegahan yang akan diambil....?

wonder what was the reason Alam Sari tak create G&G concept...personally G&G concept sangat bagus utk housing area yg masih baru....better still ada pak guard & boom gate [yg kena swipe macam touch n go tu...]

And...Alam Sari ni,guna address Bangi ke Kajang...?saya tengok GMI guna alamat Kajang...any news from developer...? rasa saya ramai yg suka address Bangi berbanding address Kajang...

yup..harga dia mahal lah...466k tu rasanya sebelum 7% discount..after 7% discount lebih kurang 435k....
tapi rasanya berpatutan utk area Shah Alam Freehold dengan finishing quality & material serta built up...

utk perbandingan rumah area Shah Alam...
Setia Alam Freehold 24x70 house pun around 430k jugak...
Denai Alam Freehold pun utk type NERIDA 22x75 harga Rm460k...

Reason xde G&G facilities is sbb I&P xnk imposed maintenance fee..maybe ada yg xkisah nk byr tp xsume bole bayar..

derang suggest setiap fasa atau kelompok adakan security sendiri..nk upah org ke,nk sendiri jaga ke..terpulang..but for me, i would prefer kalo Alam Sari ni G&G..selamat sket..

top left - dry kitchen yg cam low cost sket..   ( sliding door closed )

top right - view bawah dr family area..actually, ruang ni sgt2 menarik bg aku sbb mcm2 idea leh apply kt ruang ni..access view die besar so cam menarik utk dieksploitasikn dlm interior..

top right - pintu masuk belah kanan. pintu toilet kt kiri..space ni kalo besar sket sesuai wat wardrobe nye area..tp apakan daya, cam kecik sket..uhuk uhuk!
bottom - toilet utk master bedroom..tiles utk master sume sampai ke langit..utk bilik lain separuh je..i like the sinki and kepala pipe tuh..





2 BILIK ATAS & CONNECTING TOILET
bottom picture tu dah terbalik..pttnye gamba kiri tu bilik belah kanan & gamba kanan tu bilik belah kiri..hehe..sowi..





DAN LAIN-LAIN....
top left - double-double-single switch..sume switch pakai yg camni kecuali yg cucuk plug electrical tu cam biasa2..pakai hidung or dahi pon bole bkk lampu skang...
top right - view from master bedroom..bole nampak phase 1p1, padang belah kanan & belah kiri tu akan wat surau,dewan ngn tadika..
bottom left - stor..L-shape..sampai ke hujung tangga..
Bottom right - pintu dlm guest room yg bole kuar kebelakang..maknanya access kebelakang umah ada 2; thru dapur & guest room..aku tatau ape motif die wat pintu kt guest room..huhuu..


i guess thats all gamba yg penting2 yg boleh taruk kt cni..kalo ada cacat cela kt mana2 tu, mntk mahap la ye..

memang best lah umah alam sari nie....

boleh masuk bulan 11 atau 12 nie kan....

hopefully on time...

cuma aku tak suka floor depot dia aje.. kayu kan... susah nak maintaine.. umah sekarang aku pun banyak masalah.. leh tahan dalam 5 tahun.. after that  kena tukar tiles jugak...

but.. in term of interior and modern concept.. ianya nampak superb.... tandas.. macam tandas umah bunggalow...

utk pengetahuan sahaja..


jalan dr bandar teknologi ke bangi melalui kajang hill telah ditutup semalam utk semua jenis kenderaan untuk tujuan pembaikan. Penghadang jalan diletak selepas simpang kajang hill golf club (dr terowong) dan dekat simpang ke taman harmoni (atas jambatan)

harap maklum ye.... kalu dah bukak nanti.. sy khabar kat sini...
