forum utk Alam Sari buyer pun takde kan..? macam setia alam & denai alam ada forum mereka sendiri...

tapi ini semua inisiatif buyer la....kalau takde inisiatif,takde la forum tu...

sapa yang beli awal rumah2 kat alam sari untung... walaupun jalan masuk agak crowded skit, tapi rumah cantik, tanah freehold, harga kira murah la untuk phase 1 dan 2, kalo tak nak duduk nak jual... confirm ramai yang nak beli... kalo beli rumah yang rezab melayu cam kat sg merab ke, harga lambat nak naik, susah nak buat pinjaman, value memang out la kat sg merab

mmg mahal after 2nd phase tp cantik and puas hati..tgk je cth umah 1st & 2nd phase yg dah siap, mmg xde rupa 233k & 265k..mcm umah 300k keatas..tp yg baru2 nye launch sume agak mahal..

jalan masuk yg xbestnye jammed..crowded ngn kete..tapi psl kuarters ketapi, umah2 buruk, kedai mkn kt tepi2 tu sume nnti xde..robohkan sbb nk wat jalan lebih besar..should be 4 lanes tp bukan dlm waktu terdekat..notis dah kasi dah kt kedai2 tepi2 tu sume n umah2 buruk tu tp bese la kan, selagi xde enforcement selagi tu la depa xnk pindah...

Alam Sari fasa pertama ni akan ada 3500 unit kediaman, meliputi 13 tahun development..whoever bought at Alam Sari are the pioneers of the place..we will have the opportunity to watch Alam Sari growth from nothing to something..

But of course, there are pros and cons of every place..

yup, couldnt agree more..I bought 2nd phase 265k..umah xsiap lg pon dah ada yg offer to buy 325k 2 months ago..

kalau ada buyer yg nak beli Rm325k pun..itu sebenarnya bukan tanda rumah area Alam Sari itu menarik lantas berlaku kenaikan harga..tapi lebih iklim ekonomi yg semakin mencabar [baca sebagai inflasi]

my relatives yg beli rumah semi-d di Seremban 2 pada harga Rm330k [40x80 & buil-up 2847 sqft],sekrg dijual pada harga Rm456k...dan katanya semi-d yg baru launch pun harga minima Rm500k dah...

semi-d kat Setia Alam precint 6 pada tahun 2007 berharga Rm500k...sekrg minima Rm850k...

its just because of inflation...as simple as that.

Alam Sari growth...? it all depends how the economic climate is...
mcm mana Alam Sari nak pesat membangun dengan harga rumah yg mahal & takde pakej istimewa & affordable seperti Sime Darby/SPSetia/Mah Sing/IJM Land dan yg sepertinya....

access masuk ke Alam Sari pun masih jadi isu..yg ada hanyalah harapan-harapan yg menggunung tingi...[normal for developer utk janji macam-macam utk jual rumah..sama macam isu pembinaan highway North NKVE yg menghubungkan Denai Alam terus ke IKEA/Damansara..until now not materialize]

so,buyer Alam Sari pun letak harapan yg realistik dgn keadaan semasa je lah..kotnya nanti rasa hampa pulak kalau letak harapan menggunung tinggi...

Area Sg.Merab mcm mimpi jerr kalau dapat beli rumah rege bawah 250K...selain apartment..rumah teres, semi D, banglo...semua up 250K....sekarang tengah banyak buat lot banglo kat area sg.merab...rege pun mahai siot...

kesimpulannya.. 95% umah akan naik harga... disebabkan economy climate sekarang...
Sapa yang dah beli umah utk duduk... dah syukur.. sebab akan datang tak akan kurang daripada yang beli sekarang...

janji developer memang takleh pakai 100%.... janji manis just utk lakukan projek... tapi aku percaya I&P akan cuba selesaikan masalah ini sebaik mungkin. Ini adalah kerana ia baru menapak di dalam kawasan tersebut.. masih ada banyak projek yang akan diorang buat.

kalau diorang tak settlekan masalah ini, sure akan datang mereka punyai masalah utk jual unit2 seterusnya.... nak plak zaman IT nie.. sekejap aje masalah, maklumat dan isu boleh tersebar.

cik abg..kalau nk cantas pon agak2 la..pk 2 kali dulu b4 post..kalau inflasi mega hebat mana pon kalau development tu xmenarik, developer hampeh, location ceruk kampung, harga xkan naik jugak...kalau Alam Sari ni xmenarik, kenapa ada org sanggup offer 325k nk beli? baik beli kt tmpt lain yg "MENARIK"..buyer beli umah sbb die rasa mende tu menarik, xkire la location ke, harga ke, developer ke, design ke, whatever it is..inflation la bnyk mane pon nk kalo xde mende menarik org xkan beli, harga xkan naik..

inflation tu merupakan salah satu dr sebab harga naik..mmg btol..inflation xde pon harga umah Alam Sari akan ada demand gak..xyah nk risau..

mmg bnyk kawasan development yg harga naik melambung skang..seperti yg cik abg bijak ckp tu..tp yg pastinye sume tmpt2 tu menarik pd pandangan mata pembeli..kalau xmenarik xkan ada manusia nk duduk..

as simple as that..

precisely explained!

i&p is a business company..Alam Sari ada 12 taun lg development utk fasa2 seterusnya...kalau ada bnyk prob, business xkan jalan...profit xkan masuk..and we all know who i&p is..theyre the top 5..they have their credibility to be preserved..theyre no cheap developer who only knows how to build & sell...

We are no housing area..We are a township..But of course, as i always said, there are pros & cons of every place...

maybe the pioneers alam sari ni akan rasa sikit susah..especially bab jalan keluar masuk..but i'm sure I& will take further action on this issues..
diorang profit making company mesti nak jaga reputasi kan..
mcm actza ckp banyak lg projek diorang nak jual kat situ...

and i think it's not only about inflation....not at all..
bila i nak beli rumah..no1..location...no2..developer...
tengoklah projek rumah sebelah KPTM Bangi kt teras jernang tu...location dah cantik..freehold lak tu..tapi developer tak establish...sampai skrg tak jadi apa...

Alam Sari situated in between Taman Universiti [appreciate in value] & Bukit Mahkota/Bandar Seri Putra [depreciate in value..according to some property analyst]....so chances are 50-50 for Alam Sari prop provided there is no oversupply....which is I&P already announce there'll be fewer launch of new houses due to economic uncertainities in Alam Sari [semalam baru Bank Negara umumkan economy 6.2% contracting..we're brace for recession and maybe affect property sector as well...]

kalau bercakap psl economic uncertainties, not only Alam Sari, but all developments will have their own effects..

Yup, theres rumours SP Setia wants to buy i&p, but we should see it as a positive move, as we soon will become part of the no 1 property developer in Malaysia..normally, not much changes will happen as whatever reason the takeover objectives are, the main purpose is to make profit..there are huge potential in i&p projects, not just in Alam Sari..and this is exactly what good businessmen see and anticipate..

the bridge connecting Alam Sari to the main road costs approx. RM 30mil..whos money is that? JKR? hell no..this alone can be seen as a good indication to how serious the development will be..in order to cover the costs theyve cash out + profit, they need to sell..in order to sell, they need customers, in order to get customers, they need good products + good services..and this is what so far ive got-good products!

theres always possibility for ANY development to flop..so hopefully, Alam Sari will not join the flop family..Given the progress so far, i believe the chances are minimal...
