Aik setahu i rumah undercons lebih murah..ni ikut i survey beli rumah la..

mahal few percent je sebab they nak test market. If dapat sambutan they maintain. If kurang sambutan they lower it few percent. i bought mine dulu mcm tu la in the end i tak beli sebab something was off dgn condo tu. Ramai jual balik

at least southville tu boleh la jugak dah ada connectivity ngan PLUS hiway...yg ecomajestic tu jauh giler ..kalau pembeli yg berharap kat expressway tu mmg sian giler la...yg satu lg sblm ecomajestic apa ek development ..besar jugak tp takde la se gah nama ecomajestic...

beli rumah sekunder kos tinggi.

lepas tu make sure ada sikit lagi kos untuk repair dan touch up.

bila beli rumah seken hen "sold as seen" kene faham le memasing.

beli umah seken tak blh la nak dpt rumah tu mcm baru semua nak kene repair.

kalau owner rumah yg baik dia akan repair dan cat rumah tu dulu.

rumah tak berepair lepas tu penjual pun tak nak repair rumah tu mmg akan jual murah dan lambat nak terjual.

kalau org laki nak beli umah jgn bawak bini sekali, org laki nampak dinding berlubang dalam kepala otak berjambul dia dah pikir ini blh repair tampal sikit bila cat satu rumah ok clear.

org perempuan nampak dinding berlubang dalam kepala otak berjambul dia rumah ni tak lama lagi nak runtuh baik aku suruh laku aku cari umah lain.

Rumah memang akan turun sebab ekonomi merundum, permintaan akan merundum..tapi bergantung berapa ban ...

yes... dulu iols booking RM8k beli skywold skysierra kat setiawangsa tuh.... loan dah lulussss, dah sign.... pastu i duk tunggu2 tak sain2 SPA sampai setahun lebih blom sign SPA, sedangkan loan cut off date 3 tahun lepas sign, i dah gelabah... pastu tetiba dapat surat "TQ by developer" for bersabar dengan project diorang so diorang grant addiitonal 5% discount if we proceed SPA... so apa lagi i tak sedap hati i tanak project terbengkalai, tp loan kena serve lagi setahun... so since SPA blom sign, i terus hantar surat kat developer kata project tu menyusahkan i so i nak cancel and i nak refund.. and i contact bank utk cancel my loan, and waive the fees... true enough, i managed to get 100% refund on my booking fee and bank setuju utk cancel and waived processing fee sbb ini dikira salah developer...


yang penting. jangan sign SPA kalo u rasa tak sedap hati...

kalau sis minat beli je,
Gunakan la teknik tawar menawar yg power. kalau market value 600k , seller jual 550k, masa view rumah jgn sebut pasal harga. agent ramai tahu kalau buyer datang view dan mintak nego harga rumah masa sessi wiewing tu mmg agent tu tahu buyer tu tak jadi beli or mmg tak nak beli.
balik rumah lepas viewing mlm lepas kene kopi mkn nasik, wasap la agent starting price offer 480k, sis cakap la 10% utk booking dah ada. baru la agent dan tuan rumah confident nak negotiate. jgn nego modal air liur je.

sbb kos nak beli rumah subsale 10% utk deposit termasuk 3% booking, 7 % masa sign SPA dan 4-5% kos utk stamping dan legal fees nampok tu sis kalo ada bajet teruskan negotiate sampai la jumpa persetujuan harga kalau tak jumpa harga berkenan tak perlu teruskan.

kalo u nak beli duduk situ OK... jgn utk buat sewa.. BTW, situ banyak new house lelong tau.. kebanyakan yang menang single bidding jea..... corner lot developer prce RM1.1 mil... dpt lelong RM700k je.... go ahead, beli kalo nak duk sendiri.. maintenance fee RM300-400 rasanya...

tp.. kalo u nak sewa.. RM1.2k jea, maintenance fee included dah... nak rasa kaya dengan kos lebih murah go ahead... rumah situ strata, takleh renovate, kalo nak cat luar rumah, even warna asal pun kena mintak kebenaran developer
