81% of residential property buys in Klang Valley went to investors

PETALING JAYA: Investors make up a majority of residential property purchases in the Klang Valley in 2020 at 81.1%, and they are increasingly turning their attention towards sub-sale properties.

“The sub-sale residential property market in Malaysia has seen steady growth in the last few years, and this upward trend is further accelerated by the effects of the pandemic,” MyProperty Data managing director Joe Hock Thor said today.

“There is a rise in overall interest in the secondary market as some property owners are selling their assets at lower prices to maintain liquidity, creating opportunities for investors to acquire them below market value.

“The Real Property Gains Tax exemption has also driven some investors to cash in their existing assets and make a profit. This is reflected in the spike in the average number of subsale listings tracked on PropertyGuru.com.my, which grew by 21.3% between 2019 to 2021.”

MyProperty Data is Malaysia’s largest online property data company under PropertyGuru.

The economic downturn in 2020 has led to a 47.2% drop in total number of residential property transactions in Klang Valley.

However, the impact is largely seen among first-time home buyers, which used to comprise 55.5% of total property purchases in the area in 2019 but has since then dropped to 18.9% in 2020.

Meanwhile, appetite for residential properties in the area remains strong among investors, with a 36.6% YoY increase in investor activity from 2019 to 2020.

This change in trend could potentially be attributed to first-time home buyers being more wary of the current situation, with complications and challenges presented by Covid-19 spurring them to take a wait-and-see approach, as purchasing a home can be a major financial decision for this segment of buyers.

Pelabur tumpu hartanah subsale


SEBAHAGIAN besar hartanah kediaman yang dibeli di Lembah Klang pada tahun lalu dibuat oleh pelabur dengan unit sekunder atau subsale menjadi pilihan utama.

Menurut MyProperty Data, syarikat data hartanah dalam talian terbesar di Malaysia di bawah PropertyGuru, sebanyak 81.1 peratus pembelian hartanah kediaman di Lembah Klang pada tahun lalu dibuat pelabur dengan menumpukan perhatian kepada hartanah subsale.

Pengarah Urusan, MyProperty Data, Joe Hock Thor berkata, pasaran hartanah kediaman subsale di Malaysia menunjukkan pertumbuhan stabil dalam beberapa tahun kebelakangan ini dan trend kenaikan ini semakin dipercepat oleh kesan pandemik.

"Minat keseluruhan terhadap pasaran sekunder meningkat kerana sebilangan pemilik hartanah menjual aset mereka dengan harga yang lebih rendah untuk mengekalkan kecairan, mewujudkan peluang bagi pelabur untuk memperoleh hartanah di bawah nilai pasaran.

"Pengecualian Cukai Keuntungan Harta Tanah (CKHT) juga mendorong sebilangan pelabur untuk menjual aset sedia ada dan memperoleh keuntungan. Hal ini dapat dilihat dari lonjakan jumlah purata penyenaraian subsale yang dijejaki di PropertyGuru.com.my yang meningkat 21.3 peratus antara 2019 hingga tahun ini," katanya dalam kenyataan.

Menurutnya, kemerosotan ekonomi pada tahun lalu menyebabkan jumlah transaksi hartanah kediaman di Lembah Klang menurun 47.2 peratus.

"Bagaimanapun, kesannya amat ketara dalam kalangan pembeli rumah kali pertama yang merangkumi 55.5 peratus daripada jumlah pembelian hartanah di kawasan berkenaan pada 2019, namun menurun 18.9 peratus pada tahun lalu," katanya.

Sementara itu, menurutnya, permintaan hartanah kediaman di kawasan itu kekal kuat dalam kalangan pelabur dengan peningkatan aktiviti pelabur tahun ke tahun sebanyak 36.6 peratus dari 2019 hingga tahun lalu.

"Perubahan trend ini mungkin disebabkan oleh pembeli rumah kali pertama lebih berwaspada terhadap situasi semasa memandangkan komplikasi dan cabaran yang dibawa oleh Covid-19.

"Ia mendorong mereka untuk mengambil pendekatan 'tunggu dan lihat' kerana membeli rumah boleh menjadi keputusan kewangan yang cukup besar untuk pembeli segmen ini," katanya.

Katanya, hal ini disokong penemuan dalam PropertyGuru's Consumer Sentiment Study pada separuh pertama tahun ini mendapati 58 peratus rakyat Malaysia berusia 22 hingga 29 tahun menangguhkan hasrat membeli rumah kepada satu hingga lima tahun kerana kesan Covid-19 terhadap ekonomi, pekerjaan dan pendapatan.

Hahaha tu lah... tahun 2018 -2019 is the best time jual.. masa mula2 MCO byk waived SPA stanp duty.. mmg sesuai sgt jual hartanah... now is already too late, mereka mampu cut losses je laa now

I tengok ni precint 8 ayer 8 putrajaya ni rega market value rm 3.3 mil, launching rm 2.5 mill .. now subsale jatuh tergolek2 tinggal rm1.5 mil jurrrr...

Mengarut betul harga rumah apartment tak sampai 1000sqft tapi harga lebih rm300k.

Nasib baik ada skim macam rumah selangorku, walau tak berapa besar just 1000sqft, tapi at least tak seyahudi harga lain.

tgk tmpt... dolu2, bank siap block 2-3 level apartment condo sbb nak jual kat foreigners... tapi itu jaman sblm pandemik laa.. now tak pasti.. sbb foreigners pun tak mai masuk..
