my friend (buyer) dia kena charge lam rm500 gak utk evaluation fee. according to her...thats cheap.
sebab ada org lain kena lam 3k!

Anyway, bila dah start bayar ni mmg lega sket, tp still sbb dina punye progressive billing, bukan yg first second intrerest free tu...so kena gakla call up bil dapat surat kata akan dibill for next completion stage etc...
Tapi nasihat dina, banyak tanya org dan banyak baca, sbb kalau tak memang akan pening dan kalau terkena dev yg hampes sakit jiwaaa...

tapi klu kita dah puas follow-up dan call setiap hari + berkali2 tapi yg bahagian lawyer ...

Pastikan bby tau ape flow yg sepatutnya bila beli rumah so kita kejar dorang according to that flow... Contohnya lepas byr booking, ape next step sampai habis...Dan kalau dia kata suruh tunggu, tanye bila dateline tunggu, sape yg sepatut take action, siapa yg bby cakap on the phone with tu, nama no contact time call etc...Dan kalau tak settle within the time given, call back kejar balik org yg bgtau info tu... mintak solution to every problem yg dorang bgtau kat u...

Dan call  lawyers directly, record sumernya on paper so that senang nak refer dan kalau kena charges kita ade proof...

nak kata x usaha...dah puas ku usaha....sampai call lawyer x main kerani2 nie. tapi gitu juga jadinya. mungkin sebab saya call, cakap x tegas kot. tapi janganle memain2kan orang yg macam saya nie. sepatutnya depa patut bersyukur sebab mereka tdk dimarah / maki. kesianla sikit ngan daku nie. sekarang nie saya tengah kejar nak sign snp ngan pihak bank. sign snp ngan bank pun ada tempoh ke?????

Sabar ye bby...mmg banyak memerlukan kesabaran bila beli rumah ni, kadang rasa nk give up pun ade, mcm dina sumer wat sendiri dari apply loan, sopping loan, cari rumah, etc...hubby dtg masa nak sign aje...

DGn bank ade sign snp ke? Rasanya sign snp dgn lawyer developer, sign loan agreement dgn bank... dua2 pun sepatutnya tak lama, dalam 1 bulan max... Kalau boleh jangan lama sgt, sbb nanti akan jadi domino effect sbb bila sign lambat, lambatla proses nak stamping, pastu nak prepare cheque, disbursement lagi...dan mcm2 lagi...huhu...

* Side note: Sapa yg ade amik islamic loan, legal fees ade disc 30% kalau tak silap...ari tu dina dapat...so kalau ade amik islamic loan jgn lupa tanya lawyer bank yer...

arini dpt call dr AIA, ambank , eon bank.. loan dah approved.. tp kalau mengikut pilihan choa n hubby weall pilih  AIA sbb fixed rate 5.29% utk 30 taun..  langkah bijak ke pilih fixed rate nie ek?  skang nie mcm berbelah bagi plak..  mana tau syarikat insurane nie banyak clause2 dlm agreement yang kita tak tau.. ada sapa2 buleh tolong?

ambank = BLR - 1.8% include MRTA + legal fee ( every month RM1314 )
ocbc = MLR ( 4.65% ) - 0.9% include MLTA + legal fee ( setiap taun installment lain2 sehingga taun ke 6 ke atas lebey kurang RM1200 ). noted MLR buleh naik sehingga 1% setiap taun.
AIA = fixed 5.29% utk 30 taun ( legal fee waived, life insurance kene ambik ngan AIA, tp setiap 5 taun buleh guna saving utk topup dlm loan) bulan2 RM 1466
eon = BFR - 1.8% include legal fee ( MLTA org MRTA bayar sendirik ) every month lebey kurang RM1300.

so far mmg buyer kena tanggung unles dapat package free moving cost... rumah saya dulu tak perlu bayar sbb FMC package nii but baru ni husband beli rumah lain mmg dah kena bayar... dlm RM500++ ler

agreement s&p kena sama ke dgn letter offer bank?
means, if pd letter offer bank, nama hubby dulu n nama sy 2nd..
tp dlm s&p, nama sy dulu, nama hubby 2nd..
ada problem x nti..
nk kuarkn duit kwsp, @ claim insurance & sbgainya?

    bese nama no 1 = peminjam n no 2 tu sebagai support... tp rs takde poblem utk KWSP... fr exp saya.

taun lepas sy refinance umah no 1 (interest rendah sgt, tu yg refinance, dpt duit lebih tp monthly payment ttp sama, n masa x tambah) dan beli second house, so dedua umah letak nama sy n wife. pastu umah no 1 sy withdraw KWSP, umah no 2 plaks wife wdraw kwsp... so far so good....

n KWSP ni kalo x salah, suami / isteri even if nama takde dalam loan pon boleh tolong keluarkan KWSP sendiri utk kurangkan baki pinjaman...... selagi masih suami ister lah....

untuk insurance, mmg takde masalah... insurance ni lebey berminat pada PREMIUM drpd nama nama neh.. asal ade payment, boleh je insure kan apa2.....

untuk urusan dengan Majlis / Kerajaan Tempatan plaks, asal penama urusan tu ade tercatat dalam geran / S&P or any legal documents itu dah cukup....

    saya ambik yg fluctuating... BLR -.

umah 1st sy BLR - 2.05
umah seken, BLR - 2.2.

dedua CIMB Islamic, n dedua takde lock in period.. main reason sy pilih yg -BLR nih, pasal less lah keuntungan dr bank sy kene bayar n no lock in period. kot nak refinance or nak wat full settle ment, takyah kene penelti...

dulu umah 1st sy byr rm 498++ 25 taun.. lepas 5 taun tggal sy refinance, rm 470++ 20 taun.. hehehhe monthly ade kureng sikit, tp lepas BLR naik 0.5 points ari tuh, jd rm488++, tp still bawah my original monthly... n sebab sy refinance, sy dpt lah duit lebey sikit... masuk ASB n rolling lah OD .. heheheh

pergi ajer bank yang bagi ko loan tu. bank akan prepare semua documentation.
kat bank nie, ambik masa..tgk la..3 minggu ke.. 1 bulan ke..

bila dpt letter dari bank tu.baru ko isikan info2 dlm borang kwsp.

semua kacang gila. pergi bank ajer.

salam saya dah pernah buat bende nie...kuar duit kwsp utk bayaran umah......saya beli rumah atas loan isteri....tp jika kita nak keluarkan duit kwsp dalam jual beli n geran kena ada nama saya dan isteri....jika hanya nama isteri sahaja.....kwsp x bleh kuarkan (kalau x silap la).....p jer kwsp mintak borang pengeluaran pembelian rumah pastu dokumen yg kene bawa....i.c pasangan, salinan snp, surat nikah...tu jer lerrrr
proses dalam 14 hari bekerja---tp saya dpt dlam seminggu jer...huhuhuuhuh
