MBSB HOME LOAN..TOLONG

Nk tnya kt forumers kt cni sapa2 yg pnah aply housing loan with MBSB.
Skrg ni me & my hubby tgh apply home loan with MBSB for our 1st house.,so kami tak berapa clear dgn procedurenye.S
1) kami dh deposit kt developer
2)Document dh submit kt MBSB utk process.kami apply loan 90% about (RM170k).
10% tu kami plan nk kuar from akaun2 kwsp.
Skrg kami confuse, let say once loan approve,,kami sign loan ada additional payment x kena bayar for legal & processing fees to MBSB.Sbb kalu conventional bank dorg ada package yg zero entry cost and non zero entry cost... Huh.. kalu kena byr agak2nye berapa ye yg kami kena prepare.
3) Sbb masa kami booking,sales advisor tu ckp cuma prepare RM400 masa nk sign S&P and RM4000 for MOT.
4) mintak sgt pendapat kawan2. |

Tak pandai nak bagi pendapat sbb tak penah ada pengalaman & tak tau prosedur beli umah.
Tp bukan ke MBSB pinjam duit bank utk beri pinjaman pd org yg nak beli rumah?
MBSB ni sbg org tgh jer.
Ada ofismate yg dh buat pinjaman perumahan MBSB nak tukar ke bank biasa.
Leceh katanya. Sbb hari tu ada byrn tertunggak tp ada pihak yg tak bagi tau.
Tau2 tunggakan ada RM 3K. |

itu la basedon my survey mmg mahal ckit. .kami got problem la dulu muda2 x terpk nk bli umah. then bagi la parent pinjm nama nk bli kete and shop house.so skrg kami duk merana.nk apply convensional bank pun susah sbb komitmen dh tiggi!!!

btw hubby dh cek dah ngn lawyer developer..
utk s&P legal fee kami free sbb developer bg free cuma byr rm400 for processing
lagi tu MOT kena bye dlm rm3000 (after 2yrs upon house completion)
lagi tu legal fees utk loan umah dlm 1.5% from loan amount (if with MBSB).
mmm lebeh kurg dlm rm6000 jgk la kena prepare!
tensen sunguh..
da la tu mother in law ble lak nk gelak2 ckp "ape la nk kejar harta donia"
padahal kami ni tersepit smpai high comitmen sebab dia la."

mbsb mmg interest tinggi....lebih sesuai tuk org yg ade kes cam nama blacklist n kes ctos.....tu pasal rate interest dia plg tinggi....tp kalo yg tak de kes better cari bank lain yg bole offer free moving cost or lower interest....
yg MOT tu ikut atas develepor ade yg tanggung ada yg tak...tp biasanye MOT mmg customer kena bayar....kalo nak untung cari developer yg offer free legal fees = zero moving cost....tp ada gak yg free legal fees apply for sales n purchase agreement saja....sgt jarang developer yg offer free legal fees termasuk ler disbursment charge...
kalo nak murah bole try ambank...dari segi monthly payment ambank bole bg serendah rm 550 bulanan (rumah below rm140k) kalo ade kes ctos maybe bole cari satu nama yg clear apply loan guna 2 nama tp S&P nama u n asben pun bole...insyaallah lepas ngan syarat penama(tuk loan application) yg sorang lg tu clear dari ctos n commitment ngan bank tak byk....
tp since economic down ni ...mana2 bank pun application dia agak tight sikit... depa punya process agak details..... |

tq di atas penerangan anda yg panjang lebar :-)...
Mmg i ade problem dgn ccris, payment keta tak cantik sbb abg beli keta ni guna my name, tp tak jaga payment so... biasalah, apepun nama loan tu yg kena...bank bukan kira sape pakai...ape nak buat dah nasib dpt adik beradik yg tak gheti...
since dah terdesak nak cari loan rumah terpaksa lah jugak consider mbsb walaupun interestnya tinggi, tp skarang ni ade rendah sket je la..., 1st yea2 2%, 2nd year BLR+0, TA BLR+0.5%... tapi tade lock-in period so nnt bila ccris dah clear boleh refinance ke bank lain... tp tak sure ape costs yg akan kena kalau refinance...
Tapi yg blacklisted sbb CTOS still takleh apply, hanya yg ccris sbb dia tak tengok ccris, cuma tengok CTOS. Ada satu kebaikan, kalau nak beli second house later, senang sikit sbb dia tak masuk dlm rekod ccris kita, so tak kacau cdt standing...
Cuma tu nak tanya naqies, kalau refinance nnt kena byr tak kepada mbsb? ade cost incurred tak? And boleh ke kita refinance rumah yg under construction? Keta punya payment I dah byrkan semua yg outstanding & I akan monitor payment after this. Cuma nak tunggu dia reflect dlm ccris for at least 1 year, then nak refinance... |

keta tu kalo dah settlekan outstanding, cuma perlu 6 bulan kasik payment chantek, then bule cuba apply loan.. tak perlu tunggu sampai 1 tahun. |

6 bulan dah apply yer? Ingat 1 tahun... sbb banks yg reject my application tu kata depa tgk my record for the past 1 year...
Kalau 6 bulan dah leh apply lagi bagus... |

nama yg dah ada kes akan kekal dlm system for 1 yr....lepas tu baru leh apply balik tuk apa2 loan...espesially loan rumah......6 month tu dia tgk payment2 lain cantik or not..ini diambil kira gak...zaman2 meleset ni...
tp qies ade satu customer kes blacklist dia jadi penjamin kawan beli kancil balance outstanding dlm rm20k...so qies rekemen dia apply ngan mbsb alhamdulliah lepas...for rm100k loan dia....sbb apa lepas...
1. dia cuma sebagai penjamin (tunjuk surat dari bank yg dia jadi penjamin, ? oustanding balance...)
2. apply guna 2 nama ...2nd name nama wife dia....
3. outsanding loan not more than rm25k (as guarantor....tp kalo loan sendiri mmg payah sikit...kalo lepas pun nasib baik)
kalo edina dah wat settlelment kereta tu dinasihatkan...dpatkan surat dari bank yang mengatakan outstanding tu dah settle...atleast bank commercial lain (selain mbsb) bole consider bg loan sekurang2nye 80%...yang balance kuar dari epf...to top up different sum...from the purchased price n housing loan... |

Maknanya MBSB leh consider jugakla yer kalau blacklisted...?
So maknanya utk bank2 yg dah direject application, kena tunggu setahun baru boleh apply semula atau 6 bulan dah boleh?
After 6 months payment dah cantik rasanya... so bolehla try dulu dgn bank2 yg tak apply baru2 ni... For refinancing I mean... for now terpaksa jugakla dgn MBSB dulu... ok sebenarnya mbsb ni, servis not bad jugak... follow up pun cepat...senang contact. tapi tu jelah... interestnya tinggi sgt... huhu... |

kena tunggu for 1 yr tuk nama clear dari system then u can apply...
mbsb mmg bagus customer service depa...maklum ler interest tinggi....tp cepat ajer kelulusan....dulu time qies handle dlm masa seminggu dah dpt result.....kalo nak lebih mudah mintak tolong developer yg submitkan loan tu tuk u.....sbb biasa banker akan dtg cari developer tuk jobs mana2 bank yg malas mmg kureng dpt job......so bila time ni mmg effisien tul depa kalo kita kata 3 ari 3 ari ler siap calculation tu...then another 1 week for Letter Of Offer....tp kalo apply sendiri mmg lambat sikit ler |

saye ade experience dgn mbsb.... nasib baik la saye tak buat load dengan depe... interest tinggi gile... montlhy lebih kurang RM750 untuk 30 tahun.... compare dengan hong leong baru RM500 untuk 25 tahun... mbsb nie selalunyer untuk org yang ade kes black list sebab senang approve... memang senang sangat approve.... cube la bank lain.... cth hong leong ker.... |

Me dah apply 5 banks: cimb, ocbc, hsbc, stanchart,ambank...sumer tak lepas...lagi2 skarang ni ekonomi tak stable lagi ketat jadinya.So last try,mbsb, rhbislamic dgn bsn. so far baru mbsb yg lepas, since dah byr deposit rumah and dah byk buang masa apply 5 bank yg pertama tu, so tade choice. My plan is, amik dulu mbsb loan ni. Since dia tade lock-in period, me cadang next year nak refinance ke bank lain yg better rates since masa tu ccris pun dah ok...smlm bank negara kata kalau leh tunggu 6 mons, my cdt standing akan cantik sbb yg problem tu keta yg my brother pakai tu je, yg lain sumer dah ok. Since i dah byrkan sumer outstanding last 6 months maknanya tunggu dlm 6 mons je lagi leh apply semula. Tapi tulah dah takleh hold rumah ni, so tepaksa la jugak...
Ape pendapat korang kalau refinance property under cons dari mbsb susah tak? ade tak yg ade pengalaman tu? Takut kena charge yg melampau2... |

kalo nak refinance....seelok2nya after 5 yr.....tp tu lah interest lak kan....b4 nak wat refinance...why dunt u refer to Letter of Offer mbsb tu tengok terms n conds dia....ada sesetengah2 bank minimum 5 yrs then baru leh wat refinance...kalo tak cukup 5 yrs mmg ada charge...agak tidak berbaloi gak....kalo yg after 5 yrs atleast dpt ler sikit untung lepas ler duit legal fees..yg u bayar dulu kat lawyer...or maybe that time value rumah pun dah naik sikit...tak ler rugi sgt...
apa2 pun cek dulu kalo tak pasti u can call mbsb staff tanya camne.... |
