oh dah ada title dan dah tukar nama. ok la camtu. kewujudan title ---> individual title ---> bukan lagi master title ---> boleh buat land search ---> boleh mintak issue title kalau hilang ----> bukti hakmilik ---> boleh jual. settle. |

S&P - sale & purchase agreement between purchaser and the vendor. Dalam S&P mesti ada terms and conditions jual beli. Ada gak particulars pasal property tu. Sumer details ada dalam S&P contohnya, luas rumah, samada freehold/leasehold, samada perlu dapatkan kebenaran pihak berkuasa negeri atau x, harga rumah, deposit, completion date, interest kena bayar kalau lewat, bila leh dapat kunci, etc
kalau deed of assignment utk rumah yg x de title/geran lagi. so dia transfer by way of an assignment. Vendor dia assign sumer dia nyer rights title interest dalam principal s&p kepada purchaser. Ada deed of assignment by way of transfer (vendor + purchaser) dan ada gak deed of assignment by way of security (purchaser + bank). kalau masa sign S&P, x de title lagi, dia kena sign deed of assignment. bila title dah kuar selepas tu, kena lak sign charge documents.
