Idea fhanem utk beli umh second hand pun...bagus tu. Lg pn, klu dpt umh second hand yg dekat dgn area bandar....lagi untung la. Dekat dgn tmpt utk beli belah, bank dll.
Tp fhanem kna check betul2 siape tuan umh tu. Klu mlalui agen...mgkn harga diorang tmbah ribu riban lagi. Lg elok klu dpt beli umah yg kita knl org nya.

fhanem, i pun x tahu apsal keck seng suh kena pegi perumahan daftar sana...not by them leceh mcm gitu...but my sis dah beli lah rumah yg taman daya tu memang ok sgt....

edmundo...kat area tiram tu mmg area india2 n rasanya black area kot i pun tak minat beli property area2 sana klu taman desa tebrau dan kawasan sekitarnya oklah bcoz bnyk tempat berdekatan nak shopping2

SEBENARNYA CARA NAK BELI RUMAH TU MACAM Ne,
(coz saya salah seorang BUYER disana! )
pemaju suruh awak pergi pejabat perumahan di bukit timbalan untuk dapatkan surat tawaran
untuk BUMI LOT. Disana awak boleh pilih lokasi yg awak nak. sebenarnya untungnya Bumi lot
ne 15% potongan dari harga asal.  Kalau awak tak nak pergi sana awak terus boleh beli
INTERNATIONAL lot. ini refer pd pemaju.
Bila dah dapat surat tawaran tersebut,
awak kena buat loan sendiri pada bank. bila loan awak dah lulus bawa surat tawaran dari
pejabat perumahan dan offer letter dari bank untuk bayar deposit.minima RM3000.Balance kena settle dalam 1 bulan juga.
ini semua awak kena buat dalam 1 bulan coz surat tawaran dari pej.perumahan tu
valid 1 bln sahaja. lepas tu dia offer pd yg waiting list.
masa saya buat memang rushing habis coz nak kan loan yg terbaik bank kasi pd kita.
Awak nak beli yg type apa ek?

Yang ne pergi pejabat perumahan bukan untuk pendaftaran tetapi untuk dapatkan
SURAT TAWARAN BUMI LOT. surat tawaran ne untuk harga umah RM100K Keatas kalau tak silap la..15% potongan, banyak tu... tapi kalau mampu beli harga international lot tak yah la susah-susah nak ge sana

tiram tu rumah di TAMAN BUKIT TIRAM kan? indian memang ramai.. l
agi satu kawasan ne senang banjir, so hati-hatilah kalau nak beli disana.
Taman desa tebrau ok gak, lagi yg ada di taman Pelangi Indah tapi mahal lah harganya coz Pemaju Pelangi Berhad
ne memang tiinggi harganya.
tapi kalau awak nak yg pd saya harga memang berpatutan ge tgk TAMAN BISTARI INDAH coz sana umah dia pun cantik2

gi jek perumahan tu dapat potongan harga bumi....tak lama la sekejap jek..bwak photostat ic.....nak laie cepat..semua penama gi..sain terus...suruh pejabat tu isu surat terus...n pilih lot...

tapi bergantung gakla.. ada developer soh kita gi SUK sbb diorg malas nak buat keje and sibuk nak convert bumi lot to international lot (bumi released). sebab dapat jual dengan harga mahal lagi

nie cuma pendapat SM aje ye....

sekitar bandaraya JB nie... mmg boleh u dpt rumah 2nd hand with budget RM120K to RM150 tu TETAPI byk juga renovation yg u kena buat lepas tu...

u survey lah area2...
1. LARKIN GARDEN...
2. LARKIN JAYA...
3. KG DATO ONN...
4. KG MELAYU MAJIDEE...
5. MAJIDEE PARK..
nie lah kawasan2 yg klau u ada kawan boleh minta tolong tanya2 kan...
owner yg nak jual tu tak berkira untung sgt...

my cousin bought 2nd hand single storey bunglow hse at LARKIN GARDEN for RM150K tapi... tulah dia kena buat minor renovation here & there....

my uncle also bought 2nd hand single storey bunglow hse at LARKIN JAYA for RM150K.... cuma my uncle buat major renovation pd rumah yg dia beli tu.

lagi satu, u cari kwn2 yg keje Bank bahagian recovery & juga pelelong... mrk2 nie byk info rumah2 yg nak dijual sekitar JB. cuma kena bersabar aje....

u terlewat sikit post topic nie... coz my father just sold his single storey corner lot at Tmn Dahlia...

btw, my mom ada rumah pangsa selepas Tmn Kemas. klau insterested boleh PM me.... hehehehehehehe
