Chic dengar rumours pasal ada beberapa blok di Eunos Crescent yang akan di robohkan...diorang nak buat expressway...ada sesaper tau tak pasal ni?

nope... tak pernah dengar...

kalo dorang nak roboh, mesti kasi long term notice pun

eunos crescent yang roboh is those flatted factories diganti ngan HDB Flats untuk Geylang Serai residents, jadi kira Eunos Crescent makin expand.

bang matz, u suka simpan benda2 lama kan? mesti u pernah nampak kaki mesin jahit.

one of my friend's house, mesin jahit ni top dia dah buang pasal dah rosak then kaki nyer(she got 2 ) dia ambek on top of it letak round glass...dah jadi meja makan...cantik..very simple & creative...

korang baca sokkabar melayu hari ni tak ( BM ).

Pasal ada satu orang ni,   dia tak paham sangat pasal selok belok jual rumah, dia nak gunakan profit duit rumah 4bilik tu untuk business dia...


Dia anggarkan dia boleh dapat profit 100k..

So dia ambik ejen lady ni yang from reputable company, ejen lady ni, husband and wife team la kira.

Skali tu dia dapat profit $12k aje, then dia bingung, then kawan dia tolong, Bilal Consultations pun tolong, rupanya, ejen lady tu tipu dia, she go and make document palsu gitu and makan duit satu ratus ribu dollar tu....

Then skarang the company dah sack the lady and the husband pasal suspect the agent husband also involved...


Kesian eh, orang tu cakap something like the agents thought dia ni tak tahu baca. Maybe he lowly educated or something...

Cammana nak percaya agen ni macam? agen laki bini melayu islam pun sanggup tipu , bukan takde commission, dah ada apa..
tipu berapa ratus orang dah peng, tipu $100ribu? knn:agr:

Cashback? No problem

All 7 agents contacted by ST dangled sums of up to $20,000 to 'buyers'

'You don't even need to fork out a single cent. All you need is a to find a flat you like, and we will settle it for you. It's only through us that you can find the right seller who will play along.' -- A Housing agent whom Straits Times team, including reporter Tanya Fong, approached - offering to do a cashback deal. -- EDWIN KOO


Two Straits Times reporters, posing as flat-buyers, called up seven housing agents last week and all of them instantly offered illegal 'cashback' deals, where the declared price of the flat is inflated so that the buyer can get a bigger loan for a Housing Board flat.

Last month, Kereen Teo Pei Pei, 27, was fined $8,000 for her involvement in a cashback deal. Though she was the first agent to be convicted of such a scam, eight property agencies later called The Straits Times claiming the practice was rife in the HDB resale market.

Cashback works like this: A seller calls the agent with a flat worth, for example, $200,000. A buyer comes along who wants to do a cashback deal. The agent approaches the banks to see if they are willing to give a loan based on a selling price of, say, $300,000.

If the banks manage to find a valuer willing to value the flat at that price, they will be able to give a loan of up to 80 per cent of that sum. In this case, that amounts to $240,000.

The seller returns the $40,000 excess to a lawyer engaged by the agent. The lawyer then disburses the money, which can be divided among the buyer, seller and agent.

The seven agents The Straits Times spoke to offered around $15,000 for buying a three-room flat and $20,000 for four-room ones, no questions asked.

They also tried to sweeten the deal by covering the 4 per cent downpayment required by banks to secure the loan.

The agencies that contacted The Straits Times - C&H Realty, OrangeTee, Huttons Residential, ERA Realty Network, Century 21, Visa Property (Roof Real Estate Group), Coldwell Banker Real Estate and Dennis Wee Group - said they are losing business because around 80 per cent of the calls they get from agents acting for buyers are seeking cashback deals.

The companies also called for tougher penalties.

Mr Dennis Wee, director of Dennis Wee Properties, said: 'A wrong signal is being sent to the industry. We heard that agents who do cashback earn as much as $25,000 per deal. If the fine is only $8,000, there's no incentive not to do it.'

A housing agent, who wanted to known only as Mr Wong, 33, said: 'How to find out who's doing cashback? Only the parties who benefit from it will know. And if the bosses don't know, it doesn't mean their agents are not doing it.'

But the clues are not difficult to spot. Market players said phrases such as 'cash rebate', 'no cash involved' and 'no commission' which pop up in agents' ads are code words for cashback.

Out of the seven agents who offered deals to The Straits Times team, four claimed to be from Propnex, Singapore's largest property agency.

Its chief executive, Mr Mohamed Ismail, said: 'If we find evidence that any of our agents are doing this, we will terminate their services with immediate effect. So far, we have sacked one agent (Teo).'

The root causes of the cashback phenomenon may lie in recent changes in the HDB's policies. When HDB stopped granting market-rate loans to buyers in 2003, banks rushed in to take its place, offering bigger loans in an attempt to increase business.

Last year, the 2 per cent downpayment requirement was introduced. This figure rose to 4 per cent this year and will continue to rise by two percentage points every year until it hits 10 per cent in 2008.

Cash-strapped buyers resort to cashback arrangements to meet this requirement.

Some valuers are also in on the scheme. A valuer estimated that 30 per cent of all valuations for HDB resale flats were inflated. He said certain valuers endorse a valuation report without even looking at the property.

But one agent who offered The Straits Times a deal, a Mr Yeo, said three out of every five transactions he handles are cashback deals. The 36-year-old said: 'Buyers are not exactly victims. They insist on cashback. If we don't agree, they won't let us do the deal to earn our basic commission.

'No one gets hurt as long as the buyer goes in with his eyes open. It's his money after all.'

so especially time hari raya or apa nanti all the photos dorang

so kadang2 memang looks cam husband and wife team gitu....


pasal this agen pompuan main gile, and hubby dia pun kena sack pasal dipercayai bersubahat.

maybe orang pun yang dulu prefer husband n wife team pun takut dah...pasal ingat boleh dipercayai tapi lagi teruk...

cam me ada fren, dia memang ada keja biasa la... tapi dia kira side line agen..


nanti waktu dia keja, kalo ada apa2 hal, nanti isteri dia tolong la, settle kan itu ini layan customer...

customer pun kira untung, pasal kira 24hrs sentiasa ada orang boleh attend kat dia.
