WHEN it rains at Block 311D Anchorvale Lane in Sengkang, umbrellas comeout - even in the lifts. It was so bad two Sundays ago that Mr Leong Soo Hu had to open his umbrella when he stepped into the flooded lift.
Mr Leong, 58, who works in the recycling industry, said: "Rain sprays in from outside once the lift doors open because of the wind. Housewife Ng Keng Cho, 43, said in Mandarin: "Rain water was dripping very badly from the ceiling of the lift. Ineeded an umbrella."
When The New Paper visited the block after the downpour, the lift was wet with water dripping from the ceiling.
An Ang Mo Kio Town Council spokesman said thiswas the first complaint it had received about flooded lifts this year.
NO DANGER
She said: "The heavy downpour and strong wind drove rain water through the gaps between the sills and lift-landing door into the lifts.
"There is no danger to residents as lifts are installed with circuit breakers."
The council's Essential Maintenance Services Unit received a call about the lifts at 2.20pm. A lift technician arrived at the site within half an hour. One of the two lifts wasswitched off for checks and maintenance work and turned on the next working day.
A residents' committee block party at the nearby multi-purpose hall at Block309 Anchorvale Lane ended an hour ahead of schedule as it could not keep the rain out.
Some residents on the higher floors of Block 311D also claimed their living rooms and bedrooms are drenched whenever it rains heavily. It seems water seeps in through the windows of the flats.
Postal officer Sarizad Shafie, 38, said: "The rain comes into my hall even when the windows are closed. It seeps through the frames."
He lives on the 18th floor, the top floor. His neighbour, Mr Tan Chor Hui, 50, self-employed, has the same problem. He said: "I think the window sealing is not up to standard, we can see water leaking through and gathering in the sills each time it pours."
The nearest recording station in Seletar showed 75mm of rain had fallen thatday. The highest wind gust, measured at Sembawang around 1pm, was 54km an hour.

WHY WATER SEEPS THROUGH WINDOWS
HDB spokesman Bertram Lee said the rain seepage at Block 311D Anchorvale Lane could have been caused by wear and tear, over time, of window parts, including:
The rubber lining of internal window frames.
The rubber gasket between the glass and the window frame.
The sealant between external window frames and adjoining walls.
In 2001 and 2002, when residents first collected their keys, some of those whose flats face open land reported rain seepage through windows whenever there were strong winds.
Thebuilding contractorcarried out repairs at no cost as there was a one-year defect liabilityperiod for flats purchaseddirectly from HDB.
There was one report of rain seepage in the past yearwhen the liabilityperiod was already over.
HDB still provided goodwill investigation andadvised the flatowners accordingly.
It has contacted affected flat owners to see how itcan help.
The Ang Mo Kio Town Council is working with HDB on measures toprevent lift flooding. |

Kalo normal renovations boleh ask around, get best price ke apa ke.
Tapi,
Kalo ni involve hacking up your bathrooms and toilets flooring... baik guna HDB term contractors.
Memang ada hundreds of HDB Licensed contractors kat Spore,... tapi only a few of them are also HDB Term contractors.. Ni list of term contractors boleh dapat kat mana2 HDB Area Office.
Pasal.... based on my experience dulu pernah buat keja pegi rumah2 orang attend to all these complains pasal ceiling leaks, kadang2 lepas buat flooring baru kat toilets and kitchens wet area, kadang2 ada bocor kat rumah bawah... Kalo ni terjadi, big stress to everyone involve..
( Bayangkan air menitis atas kepala dalam rumah.)
So kalo HDB Term contractors ni, dorang mesti hold responsibility well.
Tapi kalo HDB Licensed contractor je, dorang can easily wash hand....most to most kena ban pun, dorang close shop, bukak company lain.
End up, tuan rumah yang still stressed up. |

But then again, i heard there's i do not know what term these contractor used, instead of hacking, they just pile the new tiles onto your old one - anybody ada experience or heard abt this? |

ada orang dah spend a bomb on renovation....
after 5 years dia nak pindah...to me it's a real waste of money....
they spend about $80k......duit buang gitu....
if you got plenty money,it is ok....kalo you take reno loan banyak2....
might as well not... |

Semua rumah HDB, kat kitchen ngan all the bathrooms, ada taruk Waterproof material.. Baru kat atas water proof material ni dia alas ceramic flooring.
So kalo awak nak tukar flooring bilik air misalnye, kontractor no choice tapi kena hack kan? So bila dia hack dia kena hack semua sekali..
Masalahnye, kalo contractor tu takde skill or memang nasib tak baik la, something goes wrong somewhere, masa dorang lay new water proof material , then lay ceramic tiles baru, ada bocor, even cuma sekadar hairline crack pun, thats it, janji kalo air boleh meresap, sooner or later rumah bawah akan complain ceiling leak.
End up, sometimes your contractor tu akan kena pecahkan balik some parts untuk repair tempat yang bocor, so ni kadang2 can take years, repair, lepas few months rumah bawah complain pasal bocor balik, repair lagi, complain lagi.
Ni happens very seldom la, tapi imejin kalo it happens to you....Very frustrating affair.
Then kalo yang tak kacau original flooring, cuma lay new material on top.. Tak salah nama dia ialah LINOLEUM.
Linoleum ni boleh appears dalam macam2 rupa tiles.
I think nowadays kat wet area pun orang taruk benda ni. Kat internet you can check more pasal Linoleum ni..

It's called lay-over....tapi depends jugak...kalau previous owner dah layover, dah terlalu tebal, tak boleh lay-over lagi.... |

Aku ingat cam those Dining Crystal Chamber nye lampu yang gantung2 gitu,
dah la mahal, kalo jatuh mau pecah seribu tu...
rupanya those yang spotlights nye dia install kat cornice... Tapi still kalo kena kat kepala sapa2.. cedera parah jugak...
Tapi kalo ikut undang2, masa hacking tu ada laws dia, tools yang boleh dipakai ke apa ke, kalo tak mau satu flat retak siot vibration...:malu::malu: |

biar lah sederhana...and most importantly...

i rather spend on the kids education,than spend lavishly on the reno. |
