eh, agak lambat eh since hari yang u kata lawyer nak prepare S&P tu..especially kalau u beli rumah daripada developer as S&P tu normally standard printed S&P.. tapi kalau u x rush nak sign, ok la |

so ruffleen, once S&P & loan signed, make sure nanti x de late payment interest, etc since u dah tau camner diorang nyer kerja.. x pasal2 nanti diorang nyer delay u yang kena bear the consequences.. |

Current status is, bank yg wana buat pinjaman dh buat contra payment kat previous owner punye acct. skang nie tgh tunggu nak contra baki then dah bole dpt kunci..betul kan....biasanye brapa lama bank amek masa utk selesaikan baki nie yek..coz wana dah start bayo interest utk contra tu tau...then i still tak dpt nak apply kwsp sbb tak dpt loan agreement from loyer bank..bile mtk alasan kate tak siap...kalo tak siap, takkan dah bole contra kan..peliks ler...offer letter dr bank dah tak bole guna sbb dah lebey dr sethn...
so skang nie dok push2 loyer bank utk dptkan loan agreement tu jek...baki lagik 7% pon wana tak bayo lagik sbb mmg dah janji akan bayo lps withdraw dr kwsp... |

shah nak tanya ni...sori le klu soklan mcm bodoh skt...2010 hrtu hubby ada book 1 rmh ni rm500.sbb promoter tu ckp jgn riso...sbb klu x jd diorg akan refund.probnya,dh jan 2012 rmh tu x start develop lg.bila call dorg ckp plan x lulus lg,sbb tu projek x start lg.agak2 klu g mntk blk duit tu diorg bg blk x? |

since rmh yg dibook tu x buat2 lg...kitorg pn cari la rmh lain.dptla 1 rmh 2nd hand semi-d 2 stry...rm400k+..dh byr 1k booking fees...bila cek ngan bank loan insyaAllah blh approve...tp tu pn sbb hubby ada bt part time...probnya,bila smpi kt hq bank,loan x approve2 lg...sbb yg part time tu hubby x bank-in...so xde bank statement, sbb part time ni duit dpt cash per hour,juz sign voucher...so sangkut sktla...ada suggestion x nk buat cmna?masalah skang sbb hubby ada sangkut kt potongan angkasa bln2...tu yg terpksa back up dgn part time nih...tup2 diorng nak bank statement lak...hubby lak x prnh bank in yg tu...mcmna ek?katakan la bank approve...margin 90%+3%loyer n MRTT...nk tny,balance deposit nk kena byrs 10% ke 7%.sorila x brp fhm.pastu bank suh prepare dlm 13k utk snp n MOT.nk tny,lps dh sign ofer leter, agak2 brp lama leh dpt kunci?pastu ada x apa2 lg cas yg nk kena byr?nk calculate siap2 ni...tq in advance... |

sy nak tumpang tanye kat sini, boleh ke kita sign snp walaupun loan belum lulus? sy kije swasta. pemaju lak dah call suh dtg sign bagai padahal sy ckp loan tgh apply lagi. katakan sy sign pastu loan tak lepas jgk, camne yer |

yg ni mmg bank akan kasi approval atas kemampuan peminjam membayar balik. kalau kewangan peminjam tu agak ketat (maaf ckp ye), mmg bank akan mintak supporting documents la. so kalau bank nakkan bank statement, kasi laa.. kalau ada savings kat mana akaun tabung haji, goldbar, apa semua tu, elok kasi salinan jugak utk buktikan yg peminjam mampu membayar balik pinjaman. nak senang, belilah rumah yg benar2 dalam kemampuan kita. setahu ai, mulai 2012 ni banking guideline akan tengok pada gaji bersih, bukan gaji kasar lagi mcm 2011.
katakan la bank approve...margin 90%+3%loyer n MRTT...nk tny,balance deposit nk kena byrs 10% ke 7%.sorila x brp fhm.
ada option utk masukkan MRTA (sori, apa itu MRTT?) dalam loan atau nak bayar asing. sama gak, lawyer fee pun ada option utk tambah ke dalam jumlah loan. kalau camtu, u kena bayar 7% la.
fyi, ai dulu, MRTA masuk dlm loan manakala lawyer fee ditanggung oleh developer (sebenarnya developer masukkan dalam harga rumah je tu... mana ada benda free)

beli sub-sale tgk pada status tanah tu leasehold atau freehold. kalau leasehold lambat sikit. ai dulu dalam 6 bulan. sekarang taktaulah.
u kena check around lagi ni... ai pun taktau sgt sbb beli rumah2 murah aje & dah lama pulak tu. lupa dah. |

aduhhh... tolong la jgn sign snp kalau loan belum lulus... kalau terjadi mcm u cakap tu (loan tak lulus), u ada duit nak bayar selepuk? atau loan kat bank lain? bila dah sign (maknanya dah setuju), siap ler kena ikut apa u dah commit.

hehe..sorila terjadi bahasa sms pulak.thanx sbb sudi jawab.tula problemnya sbb dh buat personal loan dulu.tapi yg back-up income ni mmg tetap every month dpt cuma xde bank statement.tula...hubby nk sgt rmh ni,lgpun dia ckp mmg mmpu...ikut shah,cari je yg murah sket...

ok2, kalu mcm tu sy deal mintak extend lg. bukan ape, sy book sblm raya cina, minggu selepas tu mmg urusan jd slow, tambah lagi cuti maulud & thaipusam, lagi la pending.
kalu ikut logik, mmg x la nak pi sign, cuma nak tanye dulu. btw, loan mmg mcm ketat sket skang. pening gak la. |
