Sementara adik masih bujang ni boleh focus on building up financial & asset...

Adik i dulu2 byk invest dekat resort kami (since kami 2 beradik je sapa lagi kan yg ada)... beza nya i nak wariskan share 50% i tu just for my son,... adik plak nak kena wariskan that 50% share to 5 anak...

And adik i pun sama cam i, hanya ada 1 cc aje, and balance all zero.. kena ada cc sbb nak pakai outstation pay and claim.. terpaksa strict bab CC ni sbb hutang JAHAT...

Bg i, asalkan adik i buleh bawak diri dia as ketua keluarga pun dah cukup baik.... ada rumah, ada kereta yg selesa (ada 4wd dia kasi for business operation, wife dia pakai mpv x90 & myvi, adik i pakai mitsubishi sedan utk keje).. mpv & mitsu tu masih loan... yang lain2 dah abes baya..

memandangkan anak dia dah masuk 5.. i harap dia berenti laaa beranak

yup, dia masih bujang dan muda lagi...at this moment, cukuplah ada kerja dan ada skit savings, jgn smp takde langsung savings..yg paling penting to me dia jalankan tanggungjwb dia sebagai org islam...

Engage agent la kot kalo nak kasi aggressive sikit

I dgn husband haritu in 2021, masa kitorg tengah nak jual our last investment property (buat sewa).. kitorg siap pasang ruqyah masa cuci rumah, pastu i dgn husband buat solat hajat  baca yasin...

sbb masa tu kitorg syak rumah kitorg ada org letak sihir pelalau (anti pelaris).. dah lebih setahun engage agent, tetap krik krik takde buyer... and kitorg awal2 bgtau tenant masa tu kitorg niat nak jual, and dia boleh act as agent jugak kalo dpt cari buyer, kasi 3-5% commission from harga sale rumah..

Puncanya kitorg dpt tau ada sihir tu pun, kes tenant kebelakangan tu liat bayar sewa pelbagai alasan.. so bila dia dah default 2 bulan, kitorg terus berkeras halau.. ada laa teknik menghalau penyewa ni (JMB deactivate access card, bill TNB boleh dipotong sbb kita control from apps etc).. then bila dia keluar serah kunci, kitorg terus tukar mangga that very moment..  pastu baru dia ckp ada barang lg nak clear.. kitorg ckp takpe.. kitorang tolong clearkan..

Then i dgn husband datang cuci rumah, kot ada nak beli and sewa senang viewing kan.. i terjumpa duit syiling 5,10 ,20 sen berpuluh2 keping kat bawah welcome matt, dalam bilik stor, dalam master bedroom, dalam bilik air master.. dalam bilik tidur 2, & 3.. dekat utility room

Total beratus keping weols jumpa kat rumah tu... sbb kitorg ada pengalaman sihir pelalau kat resort & kedai2... so dah tau cara2 utk urus syiling2 "bertuan" tu.. i tunjuk gambar2 tu kat ustaz darusyifa pun dia sahkan syiling tu ada "benda" so kena urus hati2.. means masa  kutip tu kena baca zikir dan surah 3qul, kursi fatihah sambil pakai glove (avoid direct contact).. pastu kena rendam dalam air yasin yg ustaz darusyifa tu dah provide.. then baru dispose & boleh proceed "cuci" rumah

Ok tatau kebetulan ke apa... masa kitorg pass by guard tu nak balik rumah lepas settle cuci, terus ada buyer call beli... and sold within same day...

So sebenarnya sihir syiling pelalau tu diletak oleh our tenant (ye laa dia je ada access to the house masa tu)... dia sbnrnya nak pedajal kitorg dgn continuously duduk menyewa rumah tu tp dia liat2 bayar.. dia sihirkan supaya takde buyer berminat beli.. padahal rumah tu very strategic high demand bleh jalan kaki je nak ke watson, mekdi, stesen minyak, access LRT, MRT rapid bus depan rumah je

Eh banyak pula aiols melalut sharing kisah jual property

tak terpikir pula bab ni. now umah i tu ada tenant and bayar mmg on time setakat ni, landed ni faham2 je la rental kdg not even half monthly installment ,.... yg i terpikir maybe susah jual sbb umah tu Semi D ...maybe kalau teres senang sikit nk cari buyer sebab market group wider. semi d ni maybe those yg ada duit nk beli semiD baik beli banglo je terus...gamaknya lah. anyway kena sabar menanti la kot dh setahun lebih iols cuba jual

Ooo.. semid.. yeaa teres corner pun susah nak jual juga...  contoh cam bandar saujana putra tu byk semiD or cluster kawan2 i beli mmg almost mustahil dah nak jual... kalo dpt jual pun maybe 3-4 tahun baru dpt pembeli.. kena saba la sikit nye..

One thing is because of the price.. 2ndly situ kawasan banjir sbb berdekatan dengan palm oil mill..

Husband i dah jual 5 properties yg dia wat sewa, i dah jual 2... dah takmo pening kepala urus residential tenants...

area umah i nk jual tu xde banjir....under DBKL address KL. highway pun ada... mmg limited market je reasonnya. ramai cautious skrg nk beli properties mahal, byk sgt uncertainties in economy

Sebab tu aiols rasa method terpaling menjadi adalah forced saving... tolak sesiap dulu forced saving & commitment.. pastu balance baru buat jolly...

Kalo tak buat forced saving... takde disiplin punya..

Tp kalo gaji takat 20k... gedebuk gedebak tolak epf, lhdn etc tinggal 14-15k aje.. blom tolak commitment tu..

Kenapa kaka beli rumah tu in the 1st place? Utk duduk sendiri ke

One of my house jual dulu landed intermediate dlm KL jugak... mmg susah dpt buyer.. tp mujur lah ex husband i nak beli rumah tu.. lg satu kondo yg tu cepat dpt jual

Kalo rumah atas angin senang sikit nak flip, sbb ramai buyer... tp tetaplah total transaction lebih kurang 1 tahun jugak, paling cepat pun 6-8 bulan
