NAK BELI RUMAH - BANK MANA YANG BAGUS

assalamualaikum semua....nak mintak tolong korang sikit...aku tak tahu pasal loan2 nih semua...so nak mintak tolong korang tolong bagi advise bank mana yang sesuai dan patut aku ambik....


Harga rumah tu - RM70,000

kita beli umah pakai EON Bank ....bayar melalui potongan  buku akaun ....
loan just 15 tahun ajer ....

just share.

beli umah rege 74k ..wat loan dgn EON bank. dpt 90%. kiranye

rm74000 -7400 =66600

loan umah + MRTA = 66600 + 1640 (mrta)
                total loan  = 68240

monthly aku bayar =rm382.00 dlm masa 30 taun.

x silap klu 25 taun dlm. 440..lebey kurang gtu la..

interest kena 5.35% . BLR -1.4.

nape aku pilih EON bank sebab dekat dgn opis aku. senang nk deal apa2. cari la bank yg dekat dgn opis ko.

utk fee lawyer loan .bank support  3% of your loan ammount,  aku tanya cimb dia x support. dia just offer utk umah

100k above je. bank rakyat x silap aku lagi banyak dianye interest. aku lupa da berapa.  cuba la ko cari.

so far aku ngan eon bank. kejap je.. aku pun amek lawyer panel eon bank utk buat aku nye S&P and 2nd time utk loan

  lawyer. alhamdulillah.. sume berjalan lancar. dia nye bank staff pun bagus.. n dia punya lawyer pun bagus. aku call ari ni nk

wat s&p.. esok dah bley sign S&P. kejap gila.  process umah aku skang tgh phase last skali. nk tukar nama umah segala.

harap segala berjalan dgn lancar. amin.

tq aku faham apa ko tulis....tp kan aku selalu blur part interest gan BLR dia....leh tolong ajar sikit cam ner nak kira...
lawyer semua aku rasa takde masalah cuma tak tahu bank mana yang tawar interest yang rendah....eon bank bagus ek...nak kena cari nih

ntah betul ntah x aku explain.. tp org explain mcm nie. aku explain mcm nie la jugak kat ko.

BLR nie slalu naik atau turun based on economy..

example interest EON bank fix dah tetap  6.75% . tp bila ada BLR. dia akan effect loan kita samaada kurang atau naik. example tahun nie EON bank offer BLR  (-1.4%)  

kiraan dia utk tahun nie  akan jd interest aku  =6.75 -1.4
                                                                    = 5.35%

so interest aku jd 5.35% la.. tp utk tahun nie. tahun depan mungkin naik atau kurang. based on bank ko la. so effect dia kat ko nye monthly instaallement.. leh jadi 382.. leh jadi 390.. ikut la mcm mana BLR tahun tu. yang bank negara decide atau bank itself decide aku x sure.  sebab tu ada loan islamic. sebab loan islamic da tetap. x de BLR. economy menjunam ke x.. sama je ko nye monthly. da decide siap2. cuma setengah org kata islamic mahal sket. conventional (yang aku amek nie) depend on BLR. BLR laks depend on economy. tp turun naik BLR x banyak.  mcm tue la pahaman aku. klu salah.. tlg betulkan.

Walaupong rendah ko kena tengok gak dia caj dia punya interest camne... Fix interest ke... Based on year ke... Based on moth ke... Based on ballance ke hapa... Aku nasihat... Jangan lar tertipu ngan fix interest tu... Jangka masa panjang tenat wooo... Kalau boleh dapatkan based on ballance lagi bagus untok long term...
