Yuppp, kena selalu contact loyer/pemaju tanya progress sampai kat mana...kena call selalu...biasanya tempoh 3+1 tu tak cukup sebab kdg2 kelewatan berlaku kat pejabat tanah.Kena push ur loyer.Mcm my kes, pun lambat..pemaju kenakan penalti tapi sebab kita ada point penting utk waivekan penalti tu..maka selamatlah sebab loyer, pemaju pun lambat buat keje diaorang...
Bila dah complete dokumen berkaitan, samada kita nak pergi sendiri jumpa DO atau nak tunggu loyer yg bawak (kalau nak cepat, pergi jer sendiri) pun boleh..semua tu berlaku dlm tempoh 3+1 tu lah..kdg2 mungkin lebih...tgk ur loyer buat kerja lah camner...sebab tu u kena push selalu..
Oleh sebab rumah tu atas nama berdua (ur hubby + ur name), dua2 kena ada...sebab kat geran tu nanti ada dua nama, dua2 kena sign depan DO...kalau atas nama ur hubby jer, ur hubby lah yg kena hadir utk sign...kalau nama u sahaja...u jer lah yang kena sign...tapi nak uruskan semua tu, boleh jer..tapi tang nak sign dokumen..kena lah dua2 sign kan...takkan u nak signkan bagi pihak ur hubby |

tlg ai jap..td loyer call soh baya legal fees dkt RM5k. ai naif sgt hal2 ni. ai buat govt loan. da approved 100%. masa booking rumah dlu agen kate x payah bayar ape2 fees lagi sbb ai ambik govt loan. then arini loyer kate fees yg pemaju bayar cume untuk snp je.
3,4 taun lepas, husband ai buat govt loan gak. ape satu fees pon die x payah bayar. so ai ingat mcm tu la. umah ai RM278k.
so mcm mn ek? nk korek rm5k lam due tiga ari ni, sesak napas.. |

nk tanya pendapat @ sesiapa yg mengalaminya...ari tu sy dpt surat dr pemaju srh amik kunci tp kena bayar rm1,800.00 dan amik kunci...pemaju kt itu ada lh charge late interest payment...mmg kita sebagai pembeli kena byr sebyk tu ke?..bila tanya sepupu yg beli umah yg sama pemaju dan lawyer dia kt dia pun kena so, dia byr jer...tp bila sy tnya k ipar yg dia kt kita boleh buat srt rayuan pd pemaju n lawyer mntk kurangkan...kawan kakak ipar pun kena dan buat mcm tu dan cuam byr separuh jer dr interest tu...so, mcm ne skrg ni? |

Salam to all,
Abg_Naz beli rumah di Sungai Petani , teres 2 tingkat RM185,800. Discount RM2K. Loan Maybank RM110K. Dah settel down payment RM73,800. La ni tunggu nak buat monthly payment dengan bank je la sebanyak RM750 sebulan selama 21 tahun.
Baru dapat surat charge loyer sebanyak RM2170.00.
Bayau je laaaaa.... |

Bleh aje. Kan diorang masukkan duit KWSP dalam akaun, so ske atila nak wat bayo downpayment ke, nak bayo urusan peguam ke, nak beli kasut raye ke. Kalo nak kuarkan duit KWSP, pinjaman perumahan kena lulus dulu. Kalo nak mohon pinjaman bank, downpayment kena bayo dulu (biasenye 10%). Tentang bayaran peguam tu, biasenye ko akan sempat tunggu 3 kali gaji sebelum seme urusan guaman selesai.

nak tanya skit pada yg pakar kt sini...dah baca2 pun masih konpius2 jer camne nak bajet utk byr lawyer umah nanti...
saya beli rumah harga RM221K....bayar booking RM500 jer masa sign S& P januari lalu...
loan apply 100% loan gomen...
lawyer utk S& P dan loan guna panel pemaju...
so sekarang ni nak bajet utk byr duit lawyer...boleh tak sesapa tolong...nak tau dalam anggaran jer...sbb loan baru jer lulus...
pemaju ckp utk S & P xkena caj...cuma disb. RM250...dah dpt bil yg ni...
nak tau utk caj lawyer utk loan...skali termasuk MOT ke stamp duty ke atau yg sewaktu dgnnya.....
boleh tolong? terima kasih... |

1. How stamp duty is calculated

This means if your property value is RM60,000 the stamp duty would be RM600 and for a property valued at RM350,000 the stamp duty would be RM6,000. There usually is a time lapsed from the purchase till the issuance of the strata titles. At the time of transfer, direct purchasers from developers usually pay the consideration value (the purchase price) of the property, whereas subsequent purchasers would have paid the stamp duty based on market value adjudicated by the Valuation Department.
For purchasers who have paid the full duties on the Deed of Assignment in sub-sale agreements, the stamp duty is a nominal sum of RM10.00. This has to be verified by the Stamp Office from the Deed of Assignment bearing the original stamped impression which also carries a serial number.
