takut loan dah approved!
lagi complicated.. nak kena buat full settlement..
kalau dah kuar duit epf... lagii laa payahnyaa
kena settle loan.. baru bole proceed dgn 2nd wthdrwal
sebab tu sebelum beli..pikir 100000 ribu ribu kali

salunye tak burn semua.. loyer biasanya akan charge aborted fees saje. 50% of the legal fees & disbursements tu depa akan claim ape yang dah guna jer..

depends sebenanye.. ade lawyer yang akan pulang balik half of the legal fees.. duit disbursements of course depa tak pulangkan, kalau ade yang dah guna..some lawyers, yes, depa tak pulangkan..

sy pernah bercadang nak cancel beli rumah but it was year 2000 lah... masa tu first loan guna nama my in SIL tak approve, sy plak baru je sebulan keje so ingat nak cancel, S&P dah siap stamping sume dah... deposit dah bayar:

So, kalau saya cancel;

1. I will not be getting my deposit back
2. The lawyer's fee will not be reimbursed


Last2 fikir balik tak jadi cancel... anyway now I wish I cancelled that time sebab rumah yg ni mmg jadi beban pada saya because its too far from my office, and sekarang I cuma bayar bulan2 tak duduk pun n tak ada org nak sewa... masa beli tu someone from my family yg advice me beria suruh beli.....  I tak berapa cerdik masa tu...

So , buat calculation balik, kalau rumah tu potential besar untuk naik harga, lokasi ok, you akan duduk rumah tu, tak payah lah cancel, ia akan jadi aset, kalau in my case, baik cancel je la...

kalau  dah beli umah tu skang tinggal tunggu kunci. ada problem ngan lawyer And pemaju, sampai skang tak dapat kunci (lewat setahun) kalau nak jual cemana? boleh tak? pembeli guna loan kerajaan n single. --> ada member tanya tapi tak tau nak jawab ... (berlagak macam tau... ehehehheehhe)

pengalaman aku pernah kensel nk beli rumah tp masa tu masih di peringkat dah sign s&p dgn lawyer... masa tu belum apply bank loan lagi.... since tu rumah baru & ada beberapa fees tk yah kena byr, so yg aku rugi just duit lawyer s&p dlm rm500

msg is before beli rumah, mesti fikir seribu kali.... amik peraturan ni

1. lokasi - closer is better, so mesti pergi dan survey tempat tu, kalau was2 atau tk berapa suka jgn beli lagi, better wait than regret
2. harga - mampu byr repayment, max up to 40% dr gaji monthly u all, better 30-40%... weh byk lg belanja lain yg nk dipikirkn...
3. ready amenities  

spy u all tk menyesal bila dh sign segala dokumen.... jgn cepat terpengaruh dgn janji developer sbb diorang nk jual barang, kita ni nanti yg akn tanggung utang berbelas or puluh tahun....

mcm aku, survey rumah je dah dekat 3 thn.... finally aku dh beli pun sebijik apt, monthly byr 24% dr monthly gross salary aku...

mintak tolooong

aku dah sain agreement nih tahun 2002
masalahnye sampai skrang satu habuk pun tak jalan (ada kawasan lapang je)
kalau ikut janji manisnye tahun lepas(2005) dah boleh duduk
masaalahnye boleh tak aku batalkan agreement dan claim 10% yg aku dah bayar
aku belum apply mana-man loan lagi?

telefon lawyer masing2, tanya kat mereka mcm mana nak cancel pembelian rumah tersebut dan apa kos yg terlibat.

lain pemaju lain perjanjiannya.

so terpulang.

masa putri mula sign S&P dulu ada juga husband sebut nak cancel rumah tu.

tapi sebab sayangkan duit RM1000 deposit. sampai sekarang rasa menyesal.
rumahnya murah je, tapi bayar2 bulan2 mahal le jugak.
