TAPI DAH AGAL LAMA JUGEK....DLM 3 THN...BANYAL JUGEK UNIT..YG MASIH KOSONG...ADA JUGEK HOUSING DEVELOPMENT YG BARU...DEKAT DGN AREA.....TAPI.DGN SAIZ YG SAMA.HARGANYEEEE LEBIH..AROUND 20K..

rege umah bkn factor utama kiter kene tgk mase beli umah....tp kiter kene tgk:-
1. area mane umah tu,
kalu area ceruk, mmg la umah tu x laku...sbb xde org nk duduk...kalu kt slangor, umah area kapar, banting, sabak bernam, kole s'ngor, bukit beruntung, rawang mmg la murah2....rege estet/hartanah kat situ mmg rendah...
pastu kene tgk tu area tinggi ke (tanah runtuh), tanah rendah ke (banjir) etc...sumer factor penting kene tgk sblm beli umah...
2. condition umah
dah dpt cf ke blum, umah tu sndiri mcm mane, ade retak ke, ade tecabut terhilang ape2 ker..
3.infrastucture kawasan umah,
umah yg bagus mstila kene ade sekolah yg dekat, balai polis dekat, surau mesjid, padang budak2 nk maen etc....
4. easy access,
jln nk masuk area umah kene bnyk, bagus, senang etc...
5. developer good reputation,
developer yg bagus ade good reputation...so umah yg diorg wat buleh la dipercayai slamat bagus utk kiter beli...ingt! umah kiter nk pakai lamer (unless kiter nk sewakan)...xkn kiter nk beli umah yg 4,5 taun dah mule retak sane sini, sbb punca developer ialah co cap ayam yg wat umah gune bahan2 x berkualiti...:geram:
dlm kes nie, kalu bebetul ko nk beli umah area ceruk tuh, sbb maybe ko/hb pon keje area tuh, xde masalah....yg bahaye 1 jer, sbb ko ckp x ramai org dok sane...x ramai bermakne lagi sronok la penjenayah nk lepak wat keje diorg kat situ...:pmuka: |

setau aku, kalau under guthrie, rumahnya elok.. developer yg ada good reputation.. i guess murah bcz of the location la tu agaknya.. or it was abandoned b4 guthrie toook over the development ker.. |

tak...memang under guthrie..dari start that project until..end..
development...cuma that area..CERUK sikit..jalan kapar...penah dengar tak???TAMAN SUNGAI KAPAR INDAH..aku harap...bila jalan kapar siap upgrade...unit2 yg X laku..tu akan laku...bila laku ada laaa... jiran sebelah rumah yg maybe aku nk beli tu....apa yg aku nampak umah2 yg x laku sbb umah2 yg pintu hadapannya mengadap matahari naik.....aku rasa guthrie...silap planning....but semua umah yg memebelakangkan matahari..semuanya habis....ko rasa sebab tu ke umah2 tu x laku...???? |
